According to the requirements of Beijing urban master plan(2016-2030)for the construction of urban spatial structure with the core area of the capital as the core,the east city and the West City,as the core bearing areas of Beijing’s political culture,become the key areas for the protection of historical and cultural cities and the important windows for highlighting the national image.At the same time,the 13 th five year development plan and the strategic deployment requirements of building Beijing as the "city of design" put forward the leading role of design in urban construction.As an important part of urban construction,public facilities known as "urban furniture" play an extremely important role in promoting the development of smart city.This thesis proposes to innovate the design and management of public facilities,and extend the efficiency advantage of building information model technology to the whole life cycle management of community intelligent public facilities.Combined with the display problems of the community development in the core area of Beijing,this thesis analyzes the demand for its intelligent functions,adheres to the concept of serving Beijing and building Beijing,realizes the intelligent public facilities from the perspective of design innovation,and promotes the development of smart city.In terms of the application of the design theory system,this thesis proposes to combine the interaction design and community building theory,improve the system framework of "people,things,technology,culture,field and environment",take the community intelligent public facilities system as the design object,take the street space in the core area of Beijing as the place interface,and take the building information model technology as the technical basis of street construction.This thesis studies the internal connection and interaction between the elements of public society and community space.In order to form the research method and theoretical model of building information model technology applied to the construction of public facilities in Beijing core area.Aiming at the policy guidance in the near term and the development of smart city in the long term,the online + offline design strategies of "smart public facilities system" and "smart brain" are proposed respectively.Offline provides core function guarantee for users through intelligent public facilities product chain,and online improves management efficiency of product providers and operators through intelligent brain integrating building information model technology and management platform.Finally,the thesis uses two practical cases of design method optimization and product innovation design to verify the feasibility of the application of building information model technology to the collaborative optimization system of public facilities design in Beijing core area.
