| As a product of the Information Age,sharing accommodation has spread rapidly in Chinese cities, and gradually formed industrial agglomeration. It has not only changed the behavior of tourism consumption, but also had an impact on the urban environment. The recent domestic research mainly focused on the development of sharing accommodation in mega cities such as Beijing and Shanghai, which not provide a more comprehensive understanding of the development forms of shared accommodation. Therefore, taking Nanjing as a case, this paper explores the development law of sharing accommodation from three aspects: spatial distribution, spatiotemporal change and influencing factors.Firstly, this paper uses the methods of global Moran index, local Moran index, standard deviation ellipse and kernel density to analyze the data of airbnb housing supply in Nanjing. It is found that the distribution of shared accommodation in Nanjing mainly presents the spatial distribution of "core edge" agglomeration and North-South vertical distribution, with significant spatial heterogeneity.Secondly, this paper studies the temporal and spatial evolution of all houses and heterogeneous rooms of Airbnb(Airbnb is divided into three types: private rooms, entire homes, and shared rooms). It is found that Airbnb shows a cluster and continuous development trend, and the distribution tends to be balanced.Overall, shared accommodation in Nanjing has the characteristics of high agglomeration and the tendence of balanced as distribution. The three types of houses have gradually developed from multiple agglomeration cores to agglomeration areas with Xinjiekou Confucius Temple as the core in terms of temporal and spatial evolution, and merged small cluster to form a larger industrial cluster, following the core edge theory. In addition, the spatial distribution of all houses and heterogeneous houses in Airbnb is analyzed by Geodetector to quantitatively explore the spatial heterogeneity and factors of spatial distribution of Airbnb. The study found that the spatial distribution of shared accommodation tends to choose areas with living services and convenient transportation. The interaction between various variables has different effects on the differentiation of shared accommodation space. The factors of shared accommodation space distribution in different cities are different, which is related to the urban spatial structure and its own functional characteristics. Finally, different types of shared accommodation houses have different location selection preferences, distribution, and factors.Private rooms tend to be arranged from the core area to the edge area, which is more diffuse, and the distribution range of shared rooms is more concentrated. They tend to be arranged in the core area. The number of hotels and housing supply factors have a relatively more significant impact on the spatial distribution of the entire homes, while factors such as traffic accessibility and medical services have a more significant impact on private rooms. |
