According to the data of the 7th National Census,China’s elderly population aged 65 and above accounts for 13.50% of the total population,which is close to the standard of 14% for an ageing society.The existing elderly institutions exist: in terms of quantity,there is a shortage of beds;in terms of structure,it is "difficult to find a bed" in the middle and high-end elderly institutions,and there is an empty bed rate in the middle and low-end elderly institutions.Combining the market characteristics of oversupply of star-rated hotels in China in recent years,the author integrates the resources of the surplus high-rise hotel industry with the supply of undemanding midand high-end aged-care institutions,with a view to alleviating the looming problem of aged-care in China from the perspective of architectural design.This paper takes high-rise hotels and aged-care institutions as research objects,collects,analyses and summarises case studies of high-rise hotels and aged-care institutions,and conducts an in-depth analysis of the functional space design of both.It compares and summarises the similarities and differences in the functional configuration and spatial design of high-rise hotels and aged-care institutions,and draws out the key points of functional spatial configuration and spatial design for the transformation of high-rise hotels into aged-care institutions.Using the methods of case study,case analysis and example renovation,the functional configuration,size and area ratios and spatial design of the living space,public space(foyer,public restaurant,horizontal transportation space,leisure and entertainment space)and medical and recreational space of high-rise hotels and elderly institutions are analysed,and according to the physiological and psychological needs of elderly people who age at home,the transformation of high-rise hotels into elderly institutions is proposed.The design suggestions for residential space,public space,and medical and recreational space are then applied to actual cases to verify the feasibility and appropriateness of transforming high-rise hotels into elderly care institutions.The findings of this research will provide a new form of elderly care project for the severe elderly care situation in China,namely combining high-rise buildings with elderly care institutions and converting existing buildings to create a composite and diversified elderly care industry.The paper will also provide spatial design elements for the transformation of high-rise hotels into elderly care institutions,which will provide architectural design reference for the transformation of high-rise hotels into elderly care institutions in the future,and provide a warm and comfortable living environment for the elderly staying in elderly care institutions.
