| After decades of development,the construction procedures in the field of domestic engineering construction have been quite perfect,and the construction technical standards are also improving day by day.However,it is not matched that the project schedule management level of domestic engineering construction has not been greatly improved compared with the past.Especially in the residential community engineering construction industry,due to its relatively low project access threshold and uneven management qualification of construction units,the phenomenon of shortage of construction period and delayed delivery caused by poor project schedule management occurs from time to time,which is not conducive to the overall development of the industry.Under this background,the demand for strengthening project schedule management of various residential community engineering is very urgent.This paper mainly introduces the research on project schedule management of residential district based on critical chain.The critical chain compresses the expected construction period with reference to the hypothesis of human behavior,and sets the buffer for unknown factors to improve the efficiency of project completion.Based on the introduction of the background of the topic,this paper analyzes and explains the significance of the research on project schedule management for the development of various domestic engineering construction.In the process of literature reading,this paper studies the research status of project schedule management at home and abroad.By summarizing the three development stages of project schedule management,this paper introduces the emergence of critical chain project management,and then summarizes the research status of critical chain.Based on this,the content framework and research path of this paper are determined.This paper summarizes the general methods of project schedule management,and focuses on the theoretical basis of critical chain.By comparing the critical chain with the traditional method of project schedule management,this paper explains the advantages of critical chain.Combined with the construction characteristics of residential community engineering field,the possible limitations of critical chain in this field are analyzed.On the basis of sufficient theoretical analysis,the construction of residential district project schedule management model is carried out.The construction idea is to compare the critical chain schedule management and critical path method.This paper takes the general contracting project of District D and E of Langfang Xianghe project as an example to make an empirical study.Firstly,the critical path method is used to prepare the preliminary schedule and complete the definition and sequencing of task structure decomposition.Then,the plan duration is adjusted based on the program evaluation and review technique to obtain the critical chain duration of the decomposed task,and the safety time is optimized for the calculation of the buffer size.Secondly,the critical chain is identified,and the impact of resources and environment such as task complexity,uncertain impact factors and task risk coefficient are introduced to build the buffer model,in order to regenerate the construction schedule of task structure decomposition and form the critical chain schedule.Finally,combined with the two dimensions of buffer occupation and project depth,the buffer control model in the actual construction process of the project is established.This paper demonstrates the improvement effect of critical chain schedule management on critical path method.In addition to the implementation effect of project duration optimization,the hierarchical project buffer control also ensures the stability of the construction process.Critical chain schedule management can comprehensively analyze the construction content,task difficulty,risk and resource and environmental conflict of residential community engineering.It is an effective guarantee for the social and economic benefits of enterprises and institutions,and increases the critical chain technology to the project schedule and even the project value. |
