| At present,with the rapid growth of economy and the rapid development of urban construction,land resources are becoming increasingly tense.How to strengthen the effective and rational use of urban land has become an important problem in the current urban development.Especially some rapidly developing cities in our country,its traffic congestion,congestion,driving difficulties can not meet people’s travel demand,some cities will develop rail transit as a solution to urban traffic and urban construction strategic deployment and tasks.The traditional urban rail transit vehicle depot covers a large area,has low land intensity and single function,and the land utilization of the vehicle depot itself and its surrounding area is at a low level.Therefore,how to strengthen the intensive and economical utilization of land resources has become an urgent task.The storage potential and resource reserve of rail transit vehicle depot and surrounding land are conducive to improving land development benefits,returning the value-added income of land development caused by rail transit to the government,supporting the construction of new rail transit lines,and forming a virtuous cycle.Comprehensive development of vehicle depot cover not only conforms to the national intensive and economical land use policy,but also produces huge social,economic,environmental and other comprehensive benefits.Its smooth implementation will become an important practice to promote the new urbanization development road.This paper analyzes and refines the experience and problems of the comprehensive development of the property on the top cover of the rail transit car depot by referring to domestic and foreign literature and materials on the comprehensive development of the property on the top cover of the rail transit car depot combined with the theory of TOD and so on.Through in-depth study and analysis of specific cases,From the perspective of optimization of planning and design,land supply,investment and financing,this paper summarizes and proposes the property development and management model structure of Wenzhou rail transit car depot.Taking Tingtian rolling stock Depot top cover development project as an example,this paper analyzes the specific management methods and models of rolling stock depot top cover development project,in order to provide reference experience for future rail transit rolling stock depot top cover development project in Wenzhou or other cities. |
