With the improvement of the level of urban economic development and the aging process in China,residents put forward higher requirements for residential buildings.Elevator is an important facility to ensure the daily travel of multi-story residential residents and improve the comfort of living.However,there are a large number of multi-storey houses in China that are not equipped with elevators and cannot meet the high living needs of residents,and the stock is huge.Demolition and reconstruction have a great impact on the overall urban structure.Therefore,the installation of elevators in existing multi-story houses is not only a “people’s livelihood project” to meet the urgent living needs of residents at this stage,but also an important content to enhance the function of residential buildings and achieve organic urban renewal.Currently,many subsidy policies have been issued for the installation of elevators in existing houses,However,the property right of the multi-storey residence is complex,the self-financing is difficult,and the process of installing the elevator is slow,thus residents’ willingness to pay is the key to successful reconstruction.Therefore,this paper discusses the mechanism of the residents’ willingness to pay for the elevator installation and the difference in residents’ willingness to pay due to the different ownership of the property rights.The research can provide reference for improving residents’ willingness to pay and promoting the installation of elevators in existing multi-storey houses.Referring to the research results at home and abroad,taking Xi’an existing multi-storey residential building with elevator as an example,this paper selects the residents of 8 communities in Xi’an who have the conditions of elevator installation and have different property rights as the research object.Based on the theory of perceived value,the residents of existing residential building with elevator installation are constructed from five dimensions: information understanding degree,perceived ease of use,perceived cost,reference group experience and human settlements environment.This paper uses structural equation model to make empirical research on the hypothesis,discusses the influencing factors and degree of residents’ willingness to pay for the installation of elevators in existing residential buildings,and analyzes whether the ownership difference of property rights will cause the relevant path difference through multi group analysis.The results show that transformation expectation,reference group feeling,living environment and information understanding have a significant positive impact on Residents’ willingness to pay,and individual implementation cost has a significant negative impact on Residents’ willingness to pay;the potential variables that have a greater impact on Residents’ willingness to pay are individual implementation cost and transformation expectation,while the potential factors that have a higher impact on Residents’ willingness to pay are non property residents The variables are individual implementation cost and reference group feeling;the conversion rate of transformation willingness of residents without property right to willingness to pay is lower than that of residents with property right,more significantly showing strong transformation willingness and weak payment willingness;the payment willingness of residents with property right is based on the comprehensive consideration of income and risk of housing transformation,which is an objective and rational decision-making based on individual cognition.Non-proprietary residents’ willingness to pay is more susceptible to negative factors such as cost and risk.Their payment decisions are based on the “subjective rationality” of individual cognition,and they show a “risk aversion”mentality in the willingness to pay for residential renovation.According to this,it provides suggestions for the residents’ willingness to pay to install elevators in existing houses,in order to promote the process of installing elevators in existing houses.
