| With China’s economic development and the improvement of people’s living standards,people pay more and more attention to the service level of property companies.Whether residential property management or commercial property management,owners have put forward higher and higher requirements for property service level.Property management has gradually become a very valuable part of the real estate industry sequence.Generally speaking,in recent years,the major domestic property management companies have some problems in actual operation.The rise of labor costs and raw material costs has led to an upward trend in property service costs in recent years.Providing high-quality property services often means high property fees,which makes many owners dissatisfied.In most areas,there is an upper limit on the property fee standard,which can not be increased indefinitely;The low level of property service will make it difficult to charge property management fees,so we can only reduce the service level to maintain the balance of revenue and expenditure.In the long run,a vicious circle has been formed.To solve the problem of the development of property management companies,it is feasible to reduce the operating costs of property companies through fine cost management.Property management itself is a low profit industry,which requires the property management company to adopt the method of fine management in operation and continuously reduce the company’s operating cost,so as to ensure the healthy and rapid development of the company.Taking YF property management company as the research object,based on the relevant concepts of refined cost management and property management,combined with the actual situation of the company,this thesis analyzes the composition of its property service cost,and finds out the existing problems of the company,such as managers pay attention to on-site management without paying attention to cost management,unreasonable property management structure,high labor and material costs,difficult to realize centralized management,and insufficient implementation of cost control.By comparing with other excellent property management,this thesis analyzes the reasons for the problems of YF property cost management,such as the lack of refined cost management concept,lax cost control management,many loopholes,imperfect assessment and incentive mechanism,etc.This thesis analyzes the cost composition and operation of YF property company by means of literature analysis,comparative analysis and supply chain cost control,and puts forward specific measures of refined management in combination with the refined cost control theory.In view of the problems and causes of YF property management company,this thesis puts forward specific measures of refined cost management of YF property from three levels: pre management,in-process control and post assessment,Train managers and employees in advance on the concept of refined cost management,and establish management standards and comprehensive cost budget system;During the event,cost control is carried out through the specific implementation of on-site management and the implementation of information-based intelligent management to ensure that management measures are implemented in place;Afterwards,the control results are evaluated through the evaluation system,and the employees are rewarded or punished in combination with the owner’s satisfaction.Improve the operation efficiency of the enterprise,improve the service level of the company,form a management atmosphere in which all staff participate in cost control,and take fine management as a long-term mechanism for cost control to ensure the healthy and rapid development of the company. |
