Research On The Construction And Application Of Refined Service Mode Of Residential Property

With the rapid development of China's urbanization process,people's longing for a better life has become stronger,and the demand for high-quality residential life has gradually become the mainstream,which results in a higher level of requirements for the community's ecological environment and high-quality property services.In view of the weak property services in some prefectures and cities of China in current situation,improving the property service level of residential communities has become a key scientific issue to meet the ever-increasing demand for property services.Incorporating the refined service concepts into property services can effectively change extensive property service methods and accelerate the brand transformation of property services.This article takes Tengzhou as an example,to explore the shortcomings and drawbacks of domestic property service companies in the residential property service process at the current stage.It also studies the factors that restrict the further improvement of residential property service levels,analyzes the development trend of residential property services and proposes the importance of implementing refined services in residential communities.This article builds a refined service model for residential properties from the following parts:service goals,ten-level improvement content,personnel organization structure,security system and system.According to implementation details and content,the refined service model are divided into four levels--entry-level,simple level,standard level and lean level.Practical research shows that the implementation of refined service models for residential properties can effectively improve the satisfaction of owners and the collection rate of property service fees,which is conducive to the establishment of the brand and reputation of property service companies.Meanwhile,it brings a comprehensive cultural,economic and social integration to community construction benefit.The research on the refined service model of residential property in this article has theoretical guiding significance for similar residential property service projects,and the relevant theory can be extended to other fields such as commercial property management.
