Research On Assessment Of Investment Feasibility Of Healthcare Real Estate Project Group In Big Cities

With the increase of aged people,the demands of healthcare service has become diversified,more and more healthcare real estate project groups including operating forms such as eldercare,hospital,and commerce are put into operation in order to fulfill the compound demands of the aged people.But there are some general problems in these programmes,such as unscientific site selection,unreasonable format setting,poor profitability,etc.In order to avoid these problems,this paper will focus on project group assessment of investment feasibility and supply basis at investment stage for enterprise.Because the assessment of investment feasibility has the characteristics of complexity,specialty,etc.This paper will use methods such as expert points,literature study,case study and qualitative and quantitative analysis to analyze factors which would affect the assessment,the factors are divided into financial index factor and investment environment factor,while the financial index factor mainly is the IRR,the factors of investment environment include three parts,such as urban investment environment,business investment environment and the ability of enterprise investment management.In terms of building the assessment model of investment feasibility,the paper takes two-step method,the first step is the assessment of financial index factor,if this factor could achieve the target of enterprise,then the second step of assessment of investment environment will be considered.The assessment result could be feasibility basis in the stage of enterprise investment decision.The paper takes the case of Kunming A healthcare city to study and verify the model.Through the analysis,the model could be established,the assessment can supply feasibility basis in the stage of enterprise investment decision,while there are still some problems existed,such as the number of reference cases is not enough,there is a certain degree of subjectivity,etc.Based on the above studies,the paper analyzes the factors affecting the investment feasibility of the healthcare real estate project group,establishes assessment model of investment feasibility,the study can play the role of lowering the investment risks of enterprises and providing theoretical support for the healthcare real estate industry policymaking of the government.The study results have certain promotion value.
