The thesis argues that the domestic real estate market had been in period of downturn for the past several years as a result of administrative restrictions to the real estate industry. And the real estate market is going to come into a new economic cycle through cancellation of administrative restrictions, promulgation of support policies, and reduction of interest rate and deposit-reserve ratio since the second half of 2014. However, the recovery will take time. There has been great potential development of the real estate industry in Qingdao City, furthermore, many advantages are concentrated in Laoshan district where the LJ project will be located. The upcoming implementation of the project should be supported by market environment and policies in future.To start with, after carrying out SWOT analysis for the LJ real estate project, client and product orientation is made. Secondly the paper describes scheme of design, technical quota, assessment of environmental protection and requirements of energy conservation. And the paper estimates the amount of investment, and sales income which is obtained by market comparison method. The schedule of implementation of the project and plan of financing are also presented in the paper.Once more, financial statements prepared in this paper include income statement, cash flow statement, and statement of source and application of funds. The static analyses consist of total profit, net profit, return on investment(ROI), rate of return on common stockholders’equity(ROE) and rate of return on sales income. The dynamic analyses consist of financial net present value (FNPV). financial internal rate of return (FIRR) and dynamic payback time. Finally, uncertainty is analyzed quantitatively, which includes break even point (BEP), sensitivity and critical point. With regard to systematic and unsystematic risks, qualitative analysis is discussed and relevant solutions are provided.The thesis concludes that the LJ real estate project can resist risks adequately, risks arisen can be managed and controlled, and the development of the project will be feasible.
