| Since 2000,my country’s economy has developed rapidly,and the real estate industry has developed rapidly,and the coordinated development of the two has been paid attention to.Shandong Province is a major coastal economic province.In recent years,the proportion of the real estate industry in the regional economy has increased.In particular,the Central Economic Conference in 2016 laid the keynote of the development of my country’s real estate industry of "living only,not speculating".In 2019,it proposed to stabilize land prices and stabilize Housing prices and stable expectations are three specific requirements.In 2021,the housing work will be the first to strengthen the guidance of expectations and explore new development models.Therefore,guiding the healthy development of the real estate industry is conducive to promoting the healthy and stable development of the regional economy.Based on the theory of coordinated development,firstly,this thesis selects the important indicators of the coordinated development of real estate industry and regional economy in Shandong,and analyzes the coordination of the two;secondly,build an evaluation index system for coordinated development.Coupling coordination degree,center of gravity and standard deviation ellipse are used to analyze the coordinated development and evolution pattern of real estate industry and regional economy in Shandong Province and prefecture-level cities.The results show that: Shandong’s real estate industry has developed into a regional pillar industry in recent years,but there is a contradiction between the supply of commercial housing and market demand,and the price of real estate is rising rapidly;the regional economy has a more obvious effect on real estate industry,and completed area of commercial housing is lower than the average level.GDP is the most important factor affecting Shandong’s economic and real estate,respectively.The relative development types of local-level cities are mostly synchronized or lagging behind in the real estate industry,and the level of coordinated development varies greatly.There are 6 cities in the coordinated development stage,6 cities in the confrontation stage,and 4 cities in the run-in stage.The type of development has also changed.From 2007 to 2019,the Shandong Province Real Estate Industry and Regional Economic Coupling Coordination Center was located in Weifang,moving 6.11 kilometers southwest;the difference in the coordination level between the real estate industry and the regional economy in local-level cities gradually increased,the agglomeration situation changed little,and the coupling was coordinated.The spatial distribution pattern of degrees is the northeast-southwest pattern,and there is a tendency to change to the southeast-northwest pattern.Finally,targeted suggestions are put forward according to the specific situation of each prefecture-level city. |
