A Study On The Real Estate Industry And National Economy Coordinated Development Of Shanxi Province

As one of the important industry in national economy, in our national economy enters the new normal macro background, the real estate industry coordinated with national economy development healthy and steadily, has great realistic significance to solve the problem of the basic livelihood of the people, to promote industrial structure adjustment, to accelerate the development of urbanization and to promote the development of national economy. At present, our country real estate market is at an important historical turning point, this also provides the best opportunity to adjust the real estate industry and social economy coordinated development. Shanxi is a energy and heavy industry province, which pillar industry is the coal, industrial structure is single, in the backdrop of the national overall economic downturn, economic growth is a serious decline in it. Shanxi Province national economy grew 4.9% in 2014, is located in the country’s most bottom. In 2015, the growth continues to decline to 3.1%, located in the bottom again. In such a tough economic situation, whether the development between the real estate industry and national economy in Shanxi Province is coordinated and the real estate industry can play a leading role, it is important to research on the current problems. For this reason, this article adopts the method of combining theoretical analysis and empirical research, the coordination on the real estate industry and national economy in Shanxi Province was studied.First of all, through literature analysis and comparative study, this paper summarizes the domestic and foreign research frontier and research methods of the real estate industry and national economy coordinated development, and organize the relevant theories of the real estate industry and national economy coordinated development, laid a theoretical foundation for evaluate the coordinated development level between real estate industry and national economy in Shanxi Province. Second, on the basis of the domestic and foreign scholars’ related research, build the evaluation model for real estate industry and the national economy coordinated development, the real estate industry in Shanxi Province coordinated with national economic development level is evaluated. Evaluation index system is from three aspects to select thecorresponding indicators. Respectively are the level of the real estate industry and economic coordinated development, real estate investment and regional economic coordinated development, real estate price and regional economic coordinated development. And selection of each real estate index has a corresponding national economy index, the purpose is to portray more accurately the coordination between real estate industry and the national economy. On the basis of this, use the method of principal component analysis and 3 ? to build evaluation model of coordinated development of the real estate industry and national economy. Use the model to measure the real estate industry in Shanxi Province and the level of national economy coordinated development. The results show that the real estate industry in Shanxi Province and the development of the national economy is beginning to emerge inharmonious. Finally, countermeasures and suggestions from the multiple perspectives to promote the real estate industry and national economy coordinated development in Shanxi Province are put forward.
