| The development of commercial real estate is closely related to the process of urbanization,and its prosperity is an important embodiment of urban competitiveness.After more than ten years of explosive growth,commercial real estate has moved from the incremental era to the stock era.Moreover,due to the slowdown of economic growth and the rapid development of e-commerce,there are a large number of idle commercial real estate and insufficient business value.Therefore,the existing commercial operation and management have increasingly become the focus of major developers.The long-term and healthy development of commercial real estate is an important practical problem.The existing commercial real estate research mainly focuses on the level of business model,and does not go deep into the research of value chain management.This thesis aims to improve the value creation efficiency of enterprises and enhance their competitive advantage through the analysis of the optimization of commercial real estate value chain management.This thesis mainly uses the case analysis method and literature research method to optimize the value chain management of XC Group’s commercial real estate company,which has expanded rapidly in recent years.This thesis mainly uses the theory of value chain,smile curve,value chain reconstruction and process reengineering to discuss the value composition and value activity process of the commercial real estate value chain,and analyzes the principal parts and content of value activities of commercial real estate.Secondly,the article focuses on the business project management of XC group.Starting from the internal and external development environment of the enterprise,it finds the core weak links in the value chain management in the business process,which means,project positioning planning,investment management,operation management and financing management,analyzes the problems and finds out the corresponding reasons.Finally,aiming at the problems existing in XC commercial real estate company,this thesis puts forward the main direction and promotion strategy of value chain management optimization.Including in terms of project positioning and planning,strengthening the detailed investigation of the regional business district,paying attention to the foresight of design and the smooth connection with investment promotion;In terms of investment promotion management,jointly build investment promotion platforms,reserve brand resources,optimize investment promotion processes,establish investment promotion standards,strengthen the construction of investment promotion teams,and introduce new business forms and brands;Aiming at the operation management links,build fine operation capacity,coordinate the resources of all parties,and promote the integrated development of online and offline;In terms of capital innovation,commercial real estate company should increase the scale of capital sharing,establish a financing system,create diversified financing products,build an asset management platform and strengthen foreign cooperation.Through this study,it is found that optimizing the core weak management links in the value chain management of the commercial real estate,using the whole value chain idea and building a business ecosystem suitable for their development is particularly important for the improvement of the value creation ability and market competitiveness of commercial real estate companies,and provides reference and guidance for the same type of commercial real estate enterprises in practical application. |
