Real estate is one of the pillar industries in my country’s national economic structure.It is an extremely complex system project with huge investment scale,long recovery period,high income and high risk.In order to ensure the stable development of the real estate industry,since the second half of 2021,the real estate market has undergone intensive adjustments and multiple policies have been superimposed,especially the continuous promotion of the "housing,not speculating" policy,and a series of measures such as land,finance,and market supervision.Coordination,although conducive to promoting the virtuous circle of the real estate market,will inevitably bring about fluctuations in the real estate market.In the context of this policy regulation,the high-yield situation of real estate companies has been broken,and some small and medium-sized real estate companies have withdrawn from the market.Real estate companies have to take all effective measures to ease their pressure on fund raising and establish a strong financial risk response mechanism,which is also an inevitable choice for Tahoe Group’s management.Therefore,based on the analysis of the development trend and characteristics of the real estate industry in the new period,this paper analyzes how to identify the financial risk of Tahoe Group,and puts forward targeted financial risk control measures.Taking Taihe Group as the research object,this paper analyzes the financial risk of Taihe Group by using the methods of literature,quantitative analysis and case analysis.Firstly,combined with the background related to the financial risk of Taihe Group,this paper analyzes the practical significance of improving the financial risk control of Taihe Group,determines the relevant concepts,such as the connotation,characteristics,classification and control of financial risk,integrates the theories needed for the research,such as risk management theory,capital structure theory,financial risk control theory and system theory,and defines the main direction of this paper.Secondly,combined with the case of Taihe Group,analyze its main financial indicators,identify the financial risks of Taihe Group,including financing risk,investment risk,operation risk and income distribution risk,and find out the causes of financial risks of Taihe Group,such as immature financing decision,insufficient analysis of investment enforceability,imperfect financial risk management mechanism,ignoring financial information construction Poor cultivation of financial risk management culture,etc.Thirdly,it determines the idea of financial risk evaluation of Taihe Group,selects reasonable financial risk evaluation indicators,constructs the hierarchical structure model of financial risk evaluation,calculates the weight of financial risk evaluation,determines the financial risk evaluation criteria,and analyzes the financial risk evaluation results of Taihe Group.Finally,based on the financial risk evaluation results of Taihe Group,this paper puts forward targeted group financial risk control measures,including strengthening financing risk control measures,improving the scientificity of investment projects,paying attention to group operation management,building a perfect financial risk early warning system,optimizing the internal financial risk prevention environment of the group,so as to strengthen the financial risk management level of Taihe Group,It also provides some favorable reference suggestions for financial risk control of other real estate enterprises.
