In recent ten years,the real estate industry has always been an important economy in China.The development of the real estate industry has made important contributions to the whole economic development of our country.At present,China’s real estate industry is at a turning point in development.Since 2020,COVID-19 has impacted on the entire economic environment,and then the introduction of a series of regulatory policies such as "Three Red Lines" and "Concentrated Auction",which have brought pressure to the real estate enterprises in terms of financial pressure,debt maturity pressure,debt pressure reduction,pressure to go out,sales pressure and profit pressure.In the past two years,the profitability of most domestic real estate enterprises is poor,and some enterprises are even facing a greater risk of capital chain rupture.Real estate enterprises are super capital intensive enterprises.The amount of their development and investment projects is large,and the project development cycle is long,and the capital recovery cycle is also long.Therefore,under the current environment of strict policy restrictions on the financing of real estate enterprises,once the sales situation of enterprises is not ideal,a series of chain risk reactions will be triggered.Therefore,the real and comprehensive identification of enterprise financial risks,the construction of practical and effective financial risk evaluation system,and the formulation of financial risk control measures adapted to the characteristics of real estate enterprises are of great significance to help China’s real estate enterprises smoothly get through the current inflection point of the development of the industry and ensure their sustainable and healthy development.This thesis selects HY real estate company as the research object,based on risk management theory and internal control theory,analyzes the financial reports and other data of HY real estate company,identifies its financial risks,and finds that there are potential financial risks to a certain extent in the company’s financing,investment,operation and income distribution activities.Based on the fuzzy analytic hierarchy process(FAHP),the financial risk evaluation system of HY real estate company is established,and 12 financial evaluation indexes and 4 non-financial indexes are selected to make a fuzzy comprehensive evaluation of the identified financial risks.The fuzzy comprehensive evaluation result of financial risk of HY real estate company is high,which is mainly due to the unreasonable capital structure and debt structure,poor short-term solvency,inefficient use of funds,weak profitability and unreasonable income distribution.Aiming at the causes of financial risk of HY real estate company,this thesis puts forward various financial risk control suggestions and measures to help HY real estate company improve its financial risk prevention and control ability,and also provides relevant reference for other real estate enterprises.
