| TOD is a public transport-oriented urban development model,which can provide one-stop solutions for improving traffic congestion,realizing efficient utilization of resources and creating new economic growth poles.However,at present,most domestic researches on TOD project market positioning are mainly macro-research,and most of them are qualitative research,lacking systematic research on TOD project market positioning.Lack of quantitative research on the development energy level of TOD joint development projects.On the one hand,TOD comprehensive development project aims to improve the city’s function and comprehensive carrying capacity;on the other hand,the construction and operation of TOD project are also influenced and restricted by various factors such as regional economy,population size,natural resources,existing infrastructure,ecological and social carrying capacity,etc.Based on this,this paper aims to build a complete product positioning program and scheme of TOD comprehensive development project by combining theory with practice and combining the existing market positioning methods,and apply this method to the TOD comprehensive development project of Chengdu Metro SFQ Station.In this paper,market research,logical reasoning,technical and economic analysis and other methods are used to study the evaluation model and method of TOD comprehensive development project based on bearing capacity.For the first time in Chengdu subway,the AHP analytic hierarchy process and fuzzy comprehensive evaluation method are organically combined to construct a fuzzy evaluation model for TOD development level scheme comparison and selection.In this paper,a brand-new evaluation index system of TOD comprehensive development project is constructed,the weight coefficient of each factor is determined by AHP method,and then comprehensive fuzzy evaluation of each comparison scheme is carried out by multi-level fuzzy comprehensive evaluation method,and its comprehensive evaluation value is calculated,and then the best development level scheme is obtained,which provides a basis for maximizing TOD project income and urban comprehensive benefits.Through the development of energy levels,a differentiated development scheme is formulated,thus enhancing the accuracy of TOD project’s prediction of future goals.This paper is beneficial to enriching and developing the theory of early market positioning of TOD project,and can provide certain reference for relevant research on TOD comprehensive development project,and has certain reference significance for the market positioning and development practice of comprehensive development project under TOD model. |
