These years, due to the products in common, the intense competition and the high price in urban real estate in residential real estate, the profit in residential real estate decreases. Many complex real estate developers changed to the commercial one to expect for more profit. From the residential to the commercial/residential complex, and from commercial/residential complex to the commercial, the experience which the developers depend on is still the one on the development of the residential real estate. But the properties of the commercial real estate combine properties in real estate with the ones in retail. There are many value subjects, so the commercial real estate is much more complicated than residential real estate. The results of the blind development show up now. There is nearly 30% vacancy in commercial real estate in part of cities in China. This is not only a huge waste, but also only a dream of great profits for the developers.The main reason which causes this status is that our commercial real estate development is in the practice stage, and it lacks the theories which the developer can consult. Therefore, it is necessary to do the research on the theories of commercial real estate market orientation.According to the reality of our commercial real estate, and throughout searching, inducting and classifying the evaluation index, this thesis built up the system of evaluation index. It uses the level analysis to weight the index and combines fuzzy evaluation and expert evaluation to set up an evaluation model. Aiming at research necessity of the commercial real estate market orientation, it suggests an idea of combining sequential orientation and final evaluation. It is not only convenient for the developers to consult during the market orientation but also easier to correct and modify the scheme after decision.
