| The real estate industry is one of the important pillar industries of national economic development,and project cost control is an important part of real estate project management.The problems existing in the cost control process of QZ Real Estate X project have seriously affected its competitiveness in the real estate market,and the cost control research of this project has important practical significance.QZ Real Estate’s main business includes housing construction engineering and municipal engineering,etc.,and has successively developed 3 million square meters of residential buildings,provided more than 20,000 sets of commercial housing to the society,and built more than 300 kilometers of municipal roads,highways and bridges.This paper mainly focuses on the first phase of QZ Real Estate X project,and provides cost control support for the second phase project in the preparatory stage.Firstly,the research status at home and abroad is analyzed,based on the relevant concepts and theoretical basis of project cost control,taking the cost control of the first phase of QZ Real Estate Company X project as the research object,and by analyzing the control status of the first phase cost of QZ Real Estate Company X project,the problems existing in the first phase cost control of X project are summarized by questionnaire survey method and data analysis method.Project X did not scientifically apply the cost control method in the cost control process,and there were the following problems in the implementation of the project: the bidding stage system was not perfect,the requirements for building materials in the design stage were not clear,the on-site cost control in the construction stage was not strict,and the cost management in the completion acceptance stage was neglected.According to the actual situation of Project X,the cost control system of Project X is optimized,and the corresponding cost control improvement measures for each stage are proposed.In the bidding stage,prepare and implement the bidding procurement plan,and customize the contract planning in the early stage of bidding.At the design stage,the quota design will be effectively implemented and the design bidding system will be implemented.Strengthen change visa management during the construction phase and optimize dynamic cost control methods during this phase.Finally,do a good job of filing contracts and settlement materials at the settlement stage to strengthen the management of invalid costs.In order to ensure the smooth implementation of the cost control improvement measures of Project X,the cost control safeguard measures of Project X are proposed from the two aspects of system and organization.This paper uses the cost management theory to provide a basis for the cost control research of the first phase of QZ Real Estate Company X project,which is used as a reference to optimize the project cost and expense,and provides experience for similar projects in the real estate industry,so as to obtain cost advantages for real estate companies in project cost control. |
