The concept of "industrial real estate" was first proposed by the industrial park operator Liandong Group in 2003,and subsequently attracted the attention of the government,real estate developers,investment institutions and related enterprises.Enterprises such as Zhangjiang Hi-Tech,CFLD,and Liandong Group are the first enterprises to enter this field in China.This paper applies the business ecosystem theory to systematically analyze the industrial real estate industry,analyzes the actual cases of existing domestic industrial parks from the perspective of the fundamental starting point,development,and main stakeholders of industrial real estate,draws the current profit model of the industrial park.There are mainly the following types:1.Land premium;2.Self-holding or sales;3.Operational services;4.Equity investment;5.Policy subsidies;6.Invisible income.This paper will take CFLD as an example to analysis its financial report through the DuPont model,and analysis the actual connotation of financial performance,also analysis the profit model through the internal and external environment analysis and advantage analysis,will put forward suggestions for the company’s improvement.The conclusion drawn from this paper is that CFLD’s business model needs to complete the closed loop through land acquisition and sales receipts.As long as the company maintains stable growth in operating revenue and profits,the price-earnings ratio will gradually increase,but also more able to win the recognition of the capital market.
