The main content of this paper is the application of the profit model of light asset in the reform of the commercial real estate profit model.In recent years,the disadvantages of most commercial real estate enterprises with heavy asset profit model have continuously highlighted.In particular,the lack of investment funds,debt pressure,higher financing costs in the commercial real estate are very serious.Therefore,commercial real estate enterprises need to seek profit model innovation.Some companies began to try "profit model of light asset".The new profit model attempts to make this part of the enterprise not only to solve the problem of traditional heavy asset profit model left behind,but also pry open the door to break through the bottleneck of profit growth for these enterprises.Subsequently,more commercial real estate companies learn to follow the transformation of light asset profit model.This paper is based on the traditional profit model of commercial real estate enterprises to analyze the specific problems of the heavy asset profit model.Finally,the paper puts forward some effective strategies for the transformation of the profit model of light assets.In the process of demonstration,the paper applies the method of case study,literature analysis and induction.Wanda Commercial Real Estate is a benchmark enterprise in China's commercial real estate and selected as the research object of this paper.Afterwards,this paper analyzes the necessity of the transformation of commercial real estate enterprises from heavy asset profit model to profit model of light asset.In the financial perspective,Wanda Commercial Real Estate enhances the sustainable profitability through the introduction of light asset profit model.Through the analysis of the establishment and operation of Wanda Commercial Real Estate profit model of light asset,the paper studies the financial effect after the transformation of the light asset profit model.Wanda Commercial Real Estate uses this model to solve the problem of lack of investment funds,high debt management,high financing costs and other issues.In addition,through studying the deficiencies of the profit model of light asset introduced by Wanda Commercial Real Estate,the paper puts forward some measures to solve the deficiencies.Through the in-depth exploration of these issues,on the theoretical level,we hope that the study of the light asset profit model is no longer stay in a relatively simple stage,for example,the definition,connotation,function of the model.We should arouse more attention and further transition to the case study of the profit model of light asset,and gradually improve the theoretical basis of this profit model.On the practical level,through taking a further study on the transformation of the light asset profit model of Wanda Commercial Real Estate,we hope that this paper can provide some references for similar enterprises to ease the financing pressure,improve profitability,enhance profits.Besides,this paper can provide references to transformed into service enterprises for domestic commercial real estate enterprises,and promote the healthy development of the commercial real estate industry.
