| In recent years,China’s real estate industry has experienced several rounds of soaring house prices.Under the strong macro-control policies of the state,house prices have no longer risen significantly.It is an indisputable fact that the real estate industry has entered the era of low profits.The profit space of real estate enterprises has been compressed,and the competition among industries will inevitably intensify.The strong will get stronger.Under such a situation,small and medium-sized real estate enterprises are facing tremendous survival pressure.How to seek a breakthrough in such an environment,the most direct way is to effectively control the project cost of the enterprise inward,reduce the cost of the project reasonable and improve the efficiency of the enterprise.Therefore,many real estate enterprises are facing the realistic problem of reducing costs and carrying out scientific and effective project cost management through their own reform.This paper chooses the QH project under construction of SD Real Estate Company as the object of study,combines the whole process cost management theory,introduces the target cost method,the dynamic cost management method,etc.,takes the QH project of SD Real Estate Company from decision-making,planning and design,bidding and procurement,construction,completion settlement to sales and other links as the entry point,and based on the relevant problems of real estate project cost management,combined with the relevant cost data of QH project and the questionnaire survey and interview survey of cost management related personnel,this paper carries out a detailed analysis of the project cost management problems of SD Real Estate Company,aiming to find out the problems of its cost management,analyze the reasons,and finally propose countermeasures for improvement.Through the research,we know that the QH project of SD Real Estate Company lacks forward-looking cost management in the decision-making stage and planning and design stage,and in the bidding and procurement stage,it mainly takes price as the standard of bidding and lacks standardized bidding and procurement mechanism.In the construction stage,cost management is too extensive and lacks dynamic cost management.In the completion settlement stage cost management lacks the feedback mechanism.It is mainly caused by the company’s weak awareness of project cost management,unsound cost management system,lack of professional level of staff and lack of information level of cost management.In order to improve the company’s project cost management level,this paper from the whole process of project cost management,cost management consciousness,cost management system,personnel management,information technology and other aspects of the optimization of cost management suggestions.On the one hand,the research results of this paper can improve the cost project management system of SD Real Estate Company;on the other hand,it also tries to provide reference for the real estate projects with the similar cost management problems as far as possible. |
