| In today’s society where the aging of the population is becoming increasingly serious,the issue of providing for the elderly has become a hot issue.With the change of population structure,China’s pension real estate industry has grown rapidly,but "good and excellent" pension real estate accounts for a relatively small proportion.Due to the different economic and cultural environments for the development of elderly care real estate in different cities,there are differences in the priority of developing elderly care real estate.At the same time,the most suitable development models corresponding to different cities are also different,so blindly selecting the development location and development model of pension real estate cannot help the rapid development of the industry.As a large traditional construction province,Jiangsu has a relatively developed economy,which is very suitable for the development of pension real estate.This paper visualizes the differences in the development suitability of elderly care real estate in 13 prefecture-level cities in Jiangsu Province,constructs an evaluation index system for the development suitability of elderly care real estate,and establishes an evaluation model for the development suitability of elderly care real estate based on the catastrophe progression method.The suitability level of elderly care real estate development in different cities is obtained.Through horizontal comparison among various cities,the development suitability results of 13 prefecture-level cities are obtained.Using the fuzzy comprehensive evaluation method as the research method,analyze cities with different development suitability,and select the most suitable development model for elderly care real estate.The main research results of this thesis are as follows:(1)Identify the factors that affect the suitability of elderly care real estate development,and construct an evaluation index system for the suitability of elderly care real estate development from five dimensions:ecological environment,location and transportation,medical facilities,social resources,and policy support.(2)Based on the mutation progression method optimized by the entropy weight method,a suitability evaluation model for the development of elderly care real estate is constructed.According to the suitability level of elderly care real estate development in different cities,13 cities are divided into high,high,medium,low,and low development priority levels to express the suitability level of elderly care real estate development.Then,the fuzzy comprehensive evaluation method is used to obtain the most suitable development model for the urban cluster.(3)Cities with high development suitability include Nanjing,Suzhou,and Zhenjiang;The cities with high development suitability are Wuxi,Xuzhou,Changzhou,and Yangzhou;The cities with moderate development suitability are Taizhou and Nantong;The cities with lower development suitability are Huai’an and Yancheng;The cities with low development suitability are Lianyungang and Suqian.Nanjing and Wuxi are the most suitable development models for comprehensive elderly care communities;The cities suitable for medical and nursing communities are Changzhou,Yangzhou,and Zhenjiang;Suzhou,Xuzhou,and Nantong are the most suitable "all age"community development models;Lianyungang and Yancheng are suitable for adopting the development model of vacation and health preservation communities;Huai’an,Taizhou,and Suqian are more suitable for the development model of embedded elderly care service institutions. |
