| Since ancient times,China’s real estate industry has had a significant impact on the national economy and is also closely related to the vital interests of the people.In recent years,China’s real estate industry has occupied an important position in the economic field,and the resulting real estate finance has become a crucial part of this industry.However,real estate finance is not a stable operation,which includes many uncontrollable factors and various potential risk issues.For example,when housing prices rise too fast,real estate financial risks quickly accumulate.At this time,if housing prices are affected by factors such as policies,supply and demand,housing prices will be subject to severe fluctuations,and real estate financial risks may suddenly hit the bottom,and their scope of influence will rapidly expand,It will have a huge impact on the economy of many industries and even the entire country,and even worse,it will evolve into a global financial crisis.This article mainly focuses on the third and fourth tier cities that have received less attention but have a wider coverage.The real estate market in these county-level cities has undergone a gradual warming and rapid expansion process.However,in the context of the current economic downturn,the real estate industry is also facing sales difficulties.The runaway developers and the loan crisis caused by fund breakage have brought incalculable serious consequences and social risks to the weak private financial market.This article takes Baigou as an example and conducts a theoretical analysis of the real estate market and real estate financial risks.Using a qualitative approach with practical assistance and a combination of theoretical and practical research methods,the current situation,causes,and problems of Baigou’s real estate market and financial development are analyzed.Based on the endogenous and exogenous risk indicator system,a real estate financial risk warning system is established,And use the grey GM(1,1)model to predict the future financial risks of Baigou real estate.Finally,according to the empirical research conclusion,in view of the current situation of Baigou real estate finance and the risks existing in its operation,this paper focuses on reducing the asset liability ratio of the real estate industry,improving the land policy,enhancing the rational investment awareness of investors,and strengthening the prevention mechanism of bank operational risk,Corresponding preventive measures have been proposed to address the internal and external risks in Baigou’s real estate finance,including improving the effectiveness of real estate financial regulation policies and strengthening the supervision of real estate financial risks. |
