General Secretary Xi Jinping has repeatedly pointed out the scientific conclusion that "houses are for living in,not for speculation" after accurately grasping the residential attributes of housing.Under such a general tone of macrocontrol,the supervision of the real estate industry has become stricter.With the successive introduction of regulatory pressure and regulatory policies and the increasing risks of traditional businesses,a single traditional trust loan financing model cannot adapt to the new market and policy environment.The trust financing needs of real estate companies are also constantly looking for new opportunities in transformation and innovation business models and financing tools for fit.Real estate trust equity financing,as a relatively innovative form of trust financing,pays more attention to the operational efficiency and income risks of the project itself than the traditional trust debt financing business,which requires real estate companies to meet many conditions for the projects that need financing.Including the main qualification of the enterprise,project location and management team,etc.,and effective risk management in the financing process is also a key link that cannot be ignored.Based on this,the research object of this thesis is the financing method of real estate trust equity financing,taking ZN real estate Qingdao project as a case,according to the idea of ? ? raising questions,analyzing problems,and solving problems,combined with previous research results,the research method adopts literature research method and case analysis method,analyze the problems and causes of the financing difficulties of the real estate project,make a discussion on the necessity of introducing the financing method of real estate trust equity financing,and then start thinking on the basis of the Qingdao project case,that is,what kind of real estate project When financing,it is suitable to use the tool of real estate trust equity financing,and then use the analytic hierarchy process to build a project financing evaluation system,and evaluate the Qingdao case project to verify and apply the evaluation system,and then in the Qingdao case Under the condition that the project meets the conditions applicable to the evaluation system,a financing plan is designed for it,and the optimized design is carried out.At the end,it is summarized and the future application of REITs is expected.The research significance of this thesis is to use the ZN Real Estate Qingdao project as a case study to analyze the problems encountered in financing,and then demonstrate that real estate trust equity financing is a financing tool suitable for the current situation.The innovation point is to build a financing evaluation system for real estate projects.,fills in some gaps,and provides some meager reference ideas for real estate project financing that meets appropriate conditions.In the future,REITs will be one of the diversified financing methods for real estate,because in the real estate industry,it is not only an important financial tool for investors to participate in real estate investment,but also an important way for real estate companies to revitalize stock assets.The regulatory policy requirements of the industry’s "three reductions,one reduction and one supplement" also help real estate companies transform from "high expansion" to "strong operation",revitalize the stock assets of real estate companies,and improve the operational capabilities of real estate companies.
