| The real estate industry is closely connected with the daily life and interests of Chinese people.It can not only have a great affection on the development of China’s economy,but also gradually become a very important industry in China’s national economy after years of development.However,in recent years,as the supply of China’s real estate market is increasingly greater than the demand,at the same time,the state issued a real estate purchase restriction policy,the real estate is facing internal troubles and external problems.In this context,the former asset-heavy operation mode of real estate enterprises also gradually shows the disadvantages of relatively large capital pressure.Therefore,the transformation of asset-light operation mode of real estate must be carried out,and research on it is also necessary.This paper takes the light asset transformation of Greentown as the research object,and analyzes the light asset operation of Greentown by using the methods of literature research,comparative analysis and case study.Firstly,by sorting out and summing up the classical literature at home and abroad,this paper puts forward the concepts of asset light operation and financial performance,and introduces the general impact of asset light operation on financial performance;Secondly,it briefly introduces the characteristics of the real estate industry,the fundamental situation of Greentown and its asset light operation form.On this basis,this paper obtains the corresponding financial indicators by collecting the data in the financial statements of Greentown China in recent years,compares these indicators horizontally and vertically,obtains the impact of Greentown China’s light asset operation transformation on financial performance through comparative analysis,and analyzes the factors that inhibit financial performance in Greentown China’s light asset operation transformation through these effects,In view of these factors,this paper puts forward corresponding improvement measures for asset light operation.Through the concrete analysis of Greentown China’s asset light transformation,this paper concludes that asset light transformation has a certain positive effect on Greentown China’s financial performance,but there are also factors that inhibit its financial performance.Therefore,asset light transformation is not achieved overnight.In the same time,this paper can also help other real estate enterprises that have not yet undergone transformation to provide reference ideas and recommendations. |
