| The pilot of infrastructure public offering REITs is of great significance for revitalizing stock assets.The successful issuance of the first batch of infrastructure Real Estate Investment Trusts projects in 2021 will further attract social capital to participate in infrastructure construction,facilitate the upgrading of domestic infrastructure,and expand financing channels in the infrastructure sector.This thesis takes a case study approach.First of all,starting with the research background and significance,using the literature study method to review and sort out the relevant literature on the development status of REITs,infrastructure public offering REITs and REITs risk issues,put forward the research ideas and methods of this thesis,and introduce the infrastructure public offering REITs in detail.The relevant concepts and theoretical basis of the thesis,are the portfolio investment theory,cash flow theory,bankruptcy isolation theory,and principal-agent theory throughout the text.Secondly,it introduces the case of a public offering of REITs in China Merchants Shekou Industrial Park,describes in detail the background motivation and basic operation of the case,and identifies the risk points before and after the issuance.Thirdly,it analyzes and evaluates the case risk management,and summarizes the successful points of risk management of public offering REITs in China Merchants Shekou Issuance Industrial Park.Finally,the enlightenment is drawn,and the direction of learning and improvement of infrastructure public offering REITs is pointed out.The research results of this thesis are as follows:(1)Comprehensively analyze the case of China Merchants Shekou Industrial Park’s public offering of REITs,take purpose as the orientation,identify risk points,analyze specific measures of risk management,and discover its risk management through comparative analysis and direct observation.It summarizes the reasons for the success of case issuance and the success of risk management.(2)Summarized the promotion value of infrastructure public offering REITs.In the case of China Merchants Shekou Industrial Park public offering REITs risk management case,its selection and management of underlying assets,the design of bankruptcy isolation,internal control system,and sensitivity to the external environment,The ability of strategic layout can be applied more widely,and the improvement direction of the system is proposed for valuation,information disclosure,and tax burden issues.Taking the publicly offered REITs of China Merchants Shekou Industrial Park as an example,the risk management model and the effect of risk management are evaluated.It is expected to accumulate experience in the development of infrastructure REITs in my country and improve risk management.Suggest. |
