| In recent years,under the background of "housing without speculation",the state has introduced many policies to increase the construction of rental housing and revitalize the housing stock.The number of new and rebuilt rental housing has also increased,and the increase in the amount of year by year has also increased the complexity and difficulty of management,thus breeding many non-standard phenomena,so that new citizens,this huge rental group,have lost confidence in leasing.However,most existing studies have analyzed the relationship between the overall situation of the housing rental market and the living conditions of new citizens,and the analysis on the impact of the management of rental housing and the living conditions of new citizens is relatively scarce,and the research on the existing problems in the management of rental housing is mostly confined to qualitative analysis.In view of the shortcomings of existing studies,first of all,this paper divides the management standardization of market rental housing and affordable rental housing into four categories: transaction behavior management standardization,transaction environment management standardization,transaction system management standardization and property management standardization through text measurement and in-depth interview methods.According to the characteristics of the two types of rental housing,the standardization level of rental housing management is measured by19 secondary indicators.Secondly,on the basis of explaining the explained variable of new citizens’ living conditions,the linear regression analysis method is used to explore the direct impact of subdivisions under the standardization of rental housing management on the living conditions of new citizens,and the important role of improving the standardization of rental housing management on the improvement of new citizens’ living conditions is demonstrated.It provides the basis for improving the living condition of new citizens from the level of rental housing management.Finally,the key influencing factors of the standardization of rental housing management are determined through literature research and factor analysis.The exploratory factor analysis is used to reduce the dimension of the influencing factors,and five influencing factors are obtained: management concept,organizational construction,top-level design,technology application and external environment.Furthermore,the correlation between the impact factors and the evaluation indicators of the standardization of rental housing management is analyzed,the structural equation model of the impact path of the standardization of rental housing management is built,the interaction mechanism of each impact factor is discussed,and the key impact path of the standardization of rental housing management is identified and analyzed.The main conclusions of the study are as follows:(1)The management standardization level of market rental housing is relatively low,among which,the standardization level of transaction environment management and transaction system management are lower than the general level,the overall standardization level of affordable rental housing management is slightly higher than that of market rental housing,and the overall standardization level of rental housing management needs to be improved;(2)The standardization of transaction behavior management and property management of market rental housing and affordable rental housing have a significant positive impact on the living conditions of new citizens,and the standardization of transaction system management of affordable rental housing has a significant positive impact on the living conditions of new citizens;(3)The three factors that have the most obvious direct effect on the standardization of rental housing management are "organizational construction","external environment" and "top-level design",and the key path that has the most obvious effect is top-level design → the standardization of rental housing management. |
