Being one of the pillar industries of China’s national economy,the real estate industry has been subject to various influences in recent years,with tremendous changes in its development environment.The first factor is the impact of the national macro-control policy,in which the central government insists on the keynote of “housing for residence instead of vicious speculation”.The second factor is the further adjustment and optimization of the industrial structure and the shift of the new urbanization process from high-speed growth to high-quality development.Finally,with the end of the COVID-19 and the relaxation of national policies,the domestic real estate market is revived.In summary,it can be said that the current environment offers both opportunities and challenges for real estate enterprises.In its operation for many years,T Company has been focusing on the Greater Beijing Region market.While seizing the opportunity of national property reform for vigorous development,T Company is also facing an increasingly complex competitive environment,and its revenue and profit have been on the decline in recent years.Under the new changes in the environment,how T Company adjusts its corporate strategy to achieve a dynamic balance between its internal and external environment has become an urgent issue to be addressed.The purpose of this study is to design appropriate development strategies for T Company to assist the Company to cope with the complex environment,reshape its core competitiveness,and achieve sustainable corporate development.Firstly,this paper comprehensively evaluates the current situation of T Company’s development from various aspects.Secondly,it applies PEST analysis,Michael Porter’s Five Forces Model,SWOT matrix and other research methods to comprehensively analyze the internal and external environment T Company faces so as to select the appropriate strategic direction.Then,alternative competitive strategies are designed,and by using the QSPM matrix method of quantitative strategic planning,experts analyze and score the options,and ultimately,through comprehensive analysis and comparison of scores,the concentric diversification strategy will be selected as the overall development strategy of T Company.Finally,guarantee measures are formulated.According to this study,T Company’s declining profits and increasing debt ratio have threatened the stable development of the Company.Through comparison and scoring by experts,it is concluded that ST strategy is the best choice,based on which a specific strategic plan is formulated,i.e.concentric diversification strategy.With its cultural tourism real estate project as the core and cultural tourism industry and wellness industry as the two wings,T Company drives the synergistic development of multiple industries to improve asset utilization efficiency,increase profit growth points,improve brand awareness and build core competitive ability.This paper not only defines the development strategy for T Company,but also provides reference for other real estate enterprises to transform and upgrade.
