Gentrification, the process and phenomenon of the middle class resettlement inthe inner city during the urban regeneration, is an important form of the restructuringof urban social space. Since 1990s, gentrification has become the dominantmechanism of the restructuring of inner city of the metropolis in China and influencedthe whole society profoundly, getting the broader attention of the authority, the public,as well as the academy.In this dissertation, on the base of reviewing the theories of the gentrification inwestern countries and comparing the situations in different countries, we choose theinner city of Shanghai as the study case to demonstrate the spatial distributing modes,the characteristics of the neighborhoods, as well as the process of gentrification. Andwe also analyze the driving mechanisms to the formation and development of theGentrification synthetically from three aspects, which include the economictransformation of the urban development mechanism, recombination in the context ofeconomic globalization, and differentiation in social classes in the city. Then thenegative impacts of the Gentrification on the social, economic and built environmentdimensions have been mentioned.Finally, the paper takes the social justice as the basic stand, giving somesuggestions on the way leading to the harmonious developments of the inner city ofthe metropolis from both the innovation of development mechanism andtransformation of the planning system.
