Residents’ income distribution is a major subject related to national development and people’s quality of life. In recent ten years, Statistics has released that the Gini coefficient is more than 0.47, far more than 0.4, the international warning line, according to China’s National Bureau of statistics. In 2012, the Gini coefficient reached 0.474, showing a larger income gap. At the same time, the property Gini coefficient of China is about 0.73 in 2012, according to the report China Family Panel Studies 2014, which is greatly exceed the income Gini coefficient. The income gap and property gap are showing rapid upward trend and property gap expand faster than the income gap. Property is the result of the accumulation of income, rooting in income. The accumulation of the income gap forms the actual possession of property, causing the wealth gap, and income gap evolution as the gap between the rich and the poor. The work of the first distribution, embodied in the relationship between labor and capital, is to determine the equilibrium of wages and profits by the market mechanism. The final results in the macro are enterprise profit share rise, and wage share down. The workers lived mainly on wages won’t get rich according labor market adjustment. Therefore, it is unable to narrow the gap between rich and poor just to discuss the income distribution problems under the premise of a market economy. We should analyze the problem in multi angle of view, to seek a breakthrough, in order to narrow the gap between rich and poor, promoting the policy of common prosperity.This paper analyses the problem of gap between rich and poor of urban residents in detail based on the property gap, the property income gap and the real estate(the most important property) market. We research the gap between the rich and the poor of urban residents systematically, considering the income distribution and property distribution, and study the influence that the property gap to the inner employee inequality from the labor market perspective.Analytical methods used in this paper are the combination use of theoretical analysis and empirical analysis, qualitative analysis and quantitative analysis, specification analysis and policy analysis, completing the following main elements.First, the basic theory of the gap between the rich and the poor and methods of measurement. The first part summarizes the theory of income distribution, income gap and the gap between the rich and the poor, the concept of them, the measuring method of them and other relevant theory.Second, the mechanism of gap between rich and poor. First of all, this paper combs the relationship between income gap and ‘the gap between the rich and the poor’. It analysis the difference and relationship between income gap and the gap between the rich and the poor; studies the relation between China’s income gap and imbalance income distribution from the capital and labor income share. It further reveals a partial implementation of people to get rich first, but also reveals the urgent need to achieve common prosperity. Then, the paper analyzes the effect mechanism of property, property income and the gap between the rich and the poor. It reveals the mechanism inside the gap between the rich and the poor from the interactive relationship between income and property income, the interactive relationship between the property and the property income, the interactive relationship between income and property income, property and property income effect aspects. Then the paper researches the effect mechanism of housing property and the gap between the rich and the poor. From the housing prices and property distribution and consumption, the mutual effect between the housing property and social status, reveals the housing property through wealth effect, constraint effect, substitution effect, Matthew effect on the gap between rich and poor residents action principle. It analyzes the relationship between the housing prices and property distribution, consumption, so as to the housing property and the social status, revealing the housing property effect on the gap between rich and poor by wealth effect, constraint effect, substitution effect and Matthew effect..Third, the evolution, status and characteristics of the gap between rich and poor residents in china. The evolution process of the gap between rich and poor residents in China involves four stages: the collective poverty, no private property exists, the income gap form and the slow growth, income gap and the wealth gap, rising rapidly. Then it summarizes the characteristics of the gap between rich and poor in China from two aspects of income gap and property gap.Fourth, the relationship between the possession of property and ‘the gap between the rich and poor’ of urban residents. This part research the china urban residents’ property total amount and structure, property distribution gap and its change through the calculation and decomposition of property Gini coefficient based on survey data CFPS. Then it studies the main influence factors and structural causes of property gap, analyzing the relation between price changes and the property gap. Then it analyzes the regional differences of urban households’ property. We put forward to narrow Chinese urban residents’ property gap.Fifth, the relationship between Chinese urban residents’ property income and the gap between the rich and the poor. This part explore contributions of China’s property income gap to the income gap of urban residents using macro statistics data based on the research at home and abroad; analyzing the contribution of different property income to urban residents income gap.This part specific analyze the current situation of urban residents’ income, the overall income gap, the property income gap and the change of property income, the internal situation and gap, exploring the main contribution factors of property gap and examining the factors which influence the property income.Sixth, the relationship between China’s real estate market and the gap between rich and poor of urban residents. Based on the housing property, the largest proportion urban residents in China, this part analyzes the development history and current situation of the real estate market in detail; reveal the relationships between housing prices and the disposable income of urban residents, urban employment wage, income gap and property gap; tests the relationship between housing prices and income gap in macro; tests the influence of residential housing property on household income in micro; provide suggestions to realize the gap between the rich and the poor by the real estate market,Through the analysis of the above problems, this paper comes to the conclusion: Chinese urban residents’ property gap significantly greater than the income gap, being a new issue in the field of income distribution of Chinese urban residents; the property gap between Chinese urban residents’ is polarized and multi-dimensional; Chinese urban residents’ property income has connected the income gap and the gap between rich and poor, forming the circular and cumulative effect; Real estate wealth, as the core of Chinese urban residents’ property constitutes, become an important influence factors of the current gap between the rich and the poor of Chinese urban residents.
