Since China introduced reform and opening policies, real estate sectors have been extremely rapidly developed in China and they have become one of China's pillar industries. The real estate sectors play an increasingly important role on the national economy. Meanwhile, the rates of flow of the talents and employee turnover in the real estate industry are higher relative to other industry. The stability of the employees of the real estate enterprises in Beijing will also be strengthened. Real estate development enterprises paly an important role in the national economy and there is a relatively higher employee turnover rate in real estate development enterprises. Study on the employee turnover in real estate development enterprises in Beijing under these playgrounds will come to some beneficial conclusions and provide some specific suggestions and strategies for real estate development enterprises, and it is of vital importance to formulate measures to improve employee job satisfactions and lower employee turnover rate, and promote real estate development rapid and healthy development.The main contents of the dissertation as follows:1. The dissertation describes the development and trend of real estate sectors in our country, and analyzes the characteristics of real estate development enterprises and their employees.2. The dissertation analyses on factors affecting on the employee turnover real estate development enterprises. Based on overviewing employee turnover factors domestic and international, starting with organizational factors, individual factors and external environmental factors three levels proposes extracting factors affecting employee turnover in real estate development enterprises, which build a theoretical foundation for making strategic recommendations in order to maintain the employees.3. The dissertation carries on empirical studies on factors affecting on the employee turnover real estate development enterprises in Beijing. The dissertation, though designing questionnaires on employee turnover, choosing real estate development enterprises in Beijing as sample collection, carries on analysis of descriptive statistics analysis, variance analysis, factor analysis and other quantitative analysis to survey data. On this basis, the dissertation establishes employee turnover factor model and the model is tested out. 4. The dissertation analyzes the causes in real estate development enterprise in Beijing-game analysis based on principal-agent theory.In other words, the dissertation analyzes the causes of real estate development enterprise in Beijing from the principal-agent theory and game theory perspective.The dissertation employs the research methods including literature analysis, questionnaire survey analysis and statistical analysis.The innovations of the dissertation are clicked as follows:1. The dissertation mainly talks about of real estate development enterprise in Beijing, studies employee turnover in them at first and analyzes factors of employee turnover in real estate development enterprise.2. Carries out site survey and on employee turnover in real estate development enterprise in Beijing, and conducts quantitative analysis based on social research and data collection.3. Establishes factor structure model of employee turnover in real estate development enterprise in Beijing and conducts the empirical study, and comes to different factors of factors which influence operating leverage in real estate development enterprise in Beijing.4. Analyzes and study the causes in real estate development enterprise in Beijing from the principal-agent theory and game theory perspective based on factor structure model of employee turnover, and some proposals are brought forward to it.
