Study On Controlling Of Construction Project Change

Construction change is the important content of construction contract management and is the key factor of in project schedule control, quality control and investment control. It is important for achieving goal of construction contract management by reinforcing management and control of construction change. Based on system analyzing about the influence of construction change on project and current research situation at home and abroad, the paper uses literature investigation methodology and modern statistics so as to search and study the classification and control system of construction change .Change may be divided into design change, construction methods change, plan change, condition change and new augmentation of works. The paper puts forward that there are 9 factors leading to construction change which are behavior of principal parts, behavior of individual, policy and code, market, environment, contract, system, cost and quality. Based on the differences of principal parts which puts forward the construction change , the factor would be divided into 3 sorts which are project owner or the designer , the contractor and the other principal parts. Based on whether affect by human being′s subjective idea, the factor which leading to construction change would be divided into 2 sorts which are subjective factor and impersonal factor.The conclusion that different construction change exists reciprocity is put forward in this paper. The study indicates that design change may cause construction methods change and plan change. Construction methods change may lead to plan change. plan change would arouse design change ,construction methods change and new augmentation of works. New augmentation of works may induce plan change.Through specimen statistics analyzing the conclusion is drawn that design change and construction methods change are major pattern of construction change and are the important objects of control. In building engineering, the proportion of design change, construction means change and other changes which using specimen statistics average in term of weight is 62%, 28% and 10% respectively , and in city engineering, the proportion of design change, construction methods change is 32% and 68% respectively.
