The land value is an important index of the socioeconomic development of a country. Due to its immobility, the land with great conditions would likely become monopolistic precincts; subsequently, those lands will become the golden mile of the city. In Taiwan, the high density of population caused the rapid developing of public construction, industry, and commerce; therefore, the land value of the city increased sharply. Many particle examples showed that the cost to exploit ground composed approximately sixty to seventy percent of the production costs of immovable; plus the monopolization and immobility of the land, the land's precincts condition is the basics for determining the value of the building on it. Thus, how to estimate the land value for developing immovable becomes the key element for controlling capitalized cost and determining the economical value of the immovable product.Different from all other related researches using theoretical discussion and mathematical model analysis, this research contains two stages - first stage: using AHP to analyze expert's opinion, those experts includes experienced professional from field of building trade and real estate agency. Let the experts estimate the elements that might affect the land value and clarify the already existing elements. The result shows that the practical experts believe there are three major elements that will greatly affect the land value - convenience of living, neighborhood culture and image, and convenience in communication. The degree of convenience in communication and condition of nearby roads of the region where the land is located have important influence on the value of the land. Even though those two elements emphasize the convenience in communication difference between "region" and "individual land," they are both mentioning whether or not the surrounding area has convenient communication with outside world. The "effect of unpopular facilities" and "relationship between neighborhood management and resident" are two elements that have never been discussed in other researches; in this paper, they play an important role on land value. The following researchers could aim towards criteria that cannot be quantified in order to complete the gap in research.Second stage: studying construction industry as research object, and using member list of Taiwanese Real Estate Development Association as research base.
