As one of the conditions of human survival, housing has always been regarded as basis of people's livelihood, and is related to economic development and social stability. At present,China is in a crucial period speeding up socialist modernization.However, the issues of housing is becoming increasingly prominent, which causes the gradual intensification of social contradictions. The crux of the problem of housing in China, which ultimately comes down to people's lack of awareness of housing demand, is the imbalance between housing supply and demand.In view of this situation, this paper, by Demographic Transition Perspective, attempts to clarify the main factors which causing housing demand change.Based on which,this paper try to discover it's inherent law. More importantly, the author hopes this research to be favorable to the perfection of Demographic Transition Theory, and guide to allocate housing rationally in Chinese Urban.Considering the complexity of housing demand, this paper has main use of the way which combine theoretical analysis with empirical analysis.Also ,this paper applies the cross use of multi-interdisciplinary. Through carting theories and re-interpretating the basic view of Demographic Transition Theory, the author defines Demographic Transition Perspective, and clarifies the logical relationship between Demographic Transition Perspective and housing demand, which are based on Marxist Economic Theory. From the above analysis ,this paper establishes the theoretical framework of this article.In subsequent discussion, this paper attaches particular importance to theoretical upholstery and explanation in order to analysis rational.Furthermore, because of the application of research object, the author try to collect the relevant data and finishing to ensure well-argued. The empirical analysis, in the full text, focused on descriptive statistics, mainly for dynamic comparison method with the time dynamic comparatation series and under horizontal static analysis.In addition, the paper proves some conclusions by establishing econometrics model. Certainly, the method of macro-micro analysis is also reflected in this paper: that is not only includes the macro-inspection of housing market, but also involves the micro-analysis family housing options. Housing demand involves lots of discipline domains, such as Economics, Demography, Sociology, Consumer Behavior Science and Urban Economics etc. Therefore, in the whole process of analysis, the paper selects some pertinently relevant achievements of the above-mentioned disciplines in theory and method.Given the economic definition,housing demand includs two aspects:housing desire and ability to pay. In fact, both the housing desire and ability to pay have a very close relationship with population. As social group is complex, the population change is bound to affect socio-economic development in process and level. And this impact is not unilateral.More precisely, there are many factors'interaction. From the Population Economics Viewpoint, housing demand concretely embodies the dialectical relationship between population and socio-economic development.After a Systematic theoretical analysis, this paper argues that changes in housing demand ,which resulted from the interaction of population, economic and social factors, is same with the basic viewpoint of Demography Transition Theory. Thus, on the base of expansing the connotation of Demographic Transition, this paper proposes a concept of Demography Transition Perspective, and regards it as a research perspective.This dissertation divides into four parts including nine chapters in all, which basic framework is as follows:PartⅠ, the introduction, illustrates the background of the title that I have chosen, the research meaning, theoretical summary, the related concepts, research thoughts and methods, innovation.The second part, that is Chapter 1, The author describes the theoretical framework in detail of the full text. Firstly, through the interrelated concept discrimination of housing and housing demand, chapter 1 defines the meaning of housing demand in essence, a kind of effective demand. Secondly,chapter 1 combines with the scientific thesis, of two production theory as well as the dialectical relationship between population and socio-economic development.Thirdly,chapter 1 further studies the relationship between population and housing.Basing on which finds a theory trail through the full text——the interaction of demography, economics and society.Fourthly, by summing up and refining Demographic Transition Theory, this part defines the meaning of Demographic Transition Perspective,establishes the logical relationship which is between Demographic Transition Perspective and the change of housing demand. Finally, the author makes an empirical study by using data in 2002-2006, and demonstrates the basic reason for changes in housing demand which resulted from the interaction of demography, economics and society.The third part is the main part of the full text, consisted of chapter 2,3,4,5. Through Demographic Transition Perspective, this part mainly analysis on the reasons for changes in housing demand, which discusses from population age structure, marriage and family, population migration and floating, social stratum four aspects respectively:Chapter 2 discusses population age structure.Population age structure depends on population natural change and mechanical change. By comparing statistical data, Chapter 2 finds that, with accelerating the population urbanization process, the effect of population mechanical change on the age structure increases gradually. Influence is mainly reflected in two aspects, that population age structure has on changes in urban housing demand: For one hand,from the micro level, different age has different housing demand. Particularly, housing demand of the elderly dominates the future changes in Chinese urban.On the other hand, from a macro level, Chinese Demographic Dividend, due to population age structure transition ,will become the material guarantee for changes in housing demand. In addition, according to census data, cohort effect on housing conditions of urban residents is significant,.Chapter 3 discusses marriage and family.Family is regarded as social cell. So this chapter makes an overall investigation on Chinese family transition, and concludes that nowadays the main features of Chinese family are increasingly nuclear family, diversiform family type, weakening family functioning, modern family relationships. Another hand, changes in marriage behavior caused by marriage concept result in multiple housing style.Chapter 4,based on the basic theory of population urbanization,focuses on the analysis of population urbanization, and compares different housing demands between urban residents and the farmer workers in cities. Besides, the homogeneous community is continuously growing, community differentiation has gradually become a trend.Chapter 5 explores social stratum. Today, Chinese social stratum differentiation is accelerating, the flow between stratums has been speeded up. Starting from the social strata, Chapter 5 reviews some representative social stratification theories, applies them to analysis on Chinese social stratum.Basing on it,this chapter evaluats the socio-economic consequences of this differentiation. Subsequently, this chapter discusses how the social stratum factor affects changes in housing demand from two aspects of layer income and consumption culture grounded on career and education,.The fourth part of the paper,Chapter 6. After conducting a summary of the preceding contents and views, chapter 6 thinks the factors impacting changes in housing demand in Chinese urban can be attributed to the interaction effect of demography, economics, and society. Based on this, in the final analysis,the author holds that the crux of the imbalance of housing supply and demand owes to the inharmonious development of population, economy and society. Thereupon, according to the basic idea of harmonious society,the paper puts forward the concept and content definition of Harmonious Housing Relationship, and then points out the corresponding measures aiming to constructing Harmonious Housing Relationship, so as to provide some reference for solving the housing problem in Chinese urban. Finally, the chapter suggests a prospect of further research in the future.The innovations in the thesis are mostly presented as follows:1. This paper re-interpretates the basic idea of Demographic Transition Theory based on the basic principles of population economics.And then reveals the motivation and mechanism of demography transition, that is the tripartite interaction effect of population, economy and society.2. This paper defines the meaning of Demographic Transition Perspective, under the premise of inheriting the basic idea of Demographic Transition Theory, in order to broaden the research fields of Demographic Transition Theory.3.From the inner regulation and influencing factors of housing demand, the author establishes logical relationship between Demographic Transition Perspective and changes in housing demand,in terms of the tripartite interaction principle of population, economy and society.4. This paper proposes a conception of Harmonious Housing Relation ,which includes three aspects: housing security system of middle and low income groups; a more balanced and stable relationship between supply and demand of housing; a housing consumption pattern combining "human-oriented "with" make both ends meet".
