Organic·Mutual Fusion:Study On Urban Assembling Mixed Type Of The Existing Residential Area’s Renewal

Urban renewal is an important research topic in the current world. In China, urban construction has entered a new stage of both outward expansions and development of connotation. Large-scale urban renewal movement is in the ascendant. However, in the course of significant improvement in the urban environment, there are still some serious problems to be solved, such as the fracture of the urban context, the destruction of social networks, low-income groups marginalized and evident differentiation of living space. The renewal of the urban residential area is one of the important problems. Since entering the new century, the emphasis of our country’s urban residential area renewal gradually transferred from the old city residential areas to new residential areas which were constructed after the founding of new China. The object of renewal has changed, which requires that the concept, the mode and the mechanism of renewal should be timely adjusted. Besides, more in-depth and systematic researches should be conducted in order to explore the road of urban existing residential area’s sustainable development in the new situation.Drawing on the theory of Mixed Communities, on the basis of analysis of current problems, and taking the existing residential area in central Tianjin as an example, the paper explores development of existing residential area renewal from the points of view, namely, physical form of residential area and social patterns.Firstly, the paper starts with study of history. It relates that the formation and evolution of the existing residential area of Tianjin include four stages, and then defines four types of residential area and their characteristics from residential area’s morphology and elements. Longitudinal study of the residential area causes and horizontal type residential areas contribute to profound understanding of existing residential area’s renewal.Next, the paper studies the most complex one among the four types of existing residential area——assembling mixed type of the existing residential area, and make further investigation of the formation mechanism and the basic characteristics of it, and then analyzes its dilemma and future direction.The paper puts forward a new idea, on the basis of the previous chapters, that is assembling mixed type of the existing residential area’s "renewal organically". It explains the concept, connotation and macro basis of "renewal organically" delineated the boundaries of its content and scope, and put forward the research’s basic principles and strategies. Subsequently, it focuses on the relationship between people and the environment, the perspective of the relationship between people and their interaction. It expounds development strategy of existing residential area’s physical form and social patterns renewal.Under the guidance of the conclusions which mentioned above, the paper makes a multi-angle analysis of two ongoing project of the existing residential area renewal both here and abroad, in order to verify the results of this study and provide a visual reference for the renewal of the urban residential area.Finally, the paper points out that, by " renewal organically ", mixed community which is advocated by western countries is expected to be realized firstly in the renewal of our country’s existing residential areas. In addition, the significance of the research into existing residential area’s renewal, under the theory of mixed communities, should not only go beyond the goal of sustainable development of existing residential area, but also commit to build a harmonious community in the macro context of building a socialist harmonious society.
