It has been increasing regulation of the real estate market in order to promote a stable and healthy development of real estate industry in China in recent years. Facing the state macro-control, the real estate development enterprise’s development situation is not optimistic, which economic benefit has slumped, the problems of enterprise project management have been exposed. According to the market survey, the fundamental issue focused on project management executive force. Because the construction project is the first production line of real estate development enterprise, Executive force of project management is the key to successful completion of construction project quality and quantity. However, it is lack of comparative systematic structure system of real estate development enterprise project management executive force because of the lack of the comprehensive objective analysis of the elements of executive force of project management, which has weakened the executive force of project management and been achieved performance objective difficultly. Study on real estate development enterprise project management executive force is an entirely new area, which has been attracted the attention by a lot of entrepreneurs and scholars in recent years, it is becoming a trend in popular. In addition, the real estate development enterprises have the urgent needs to adapt to changes in the external environment and build objective the feasible project management execution system in order to improve project management executive force and achieve higher economic benefit. Therefore, it is necessary to discuss the real estate development enterprise structural system of the project management executive force as well as project management executive force having an influence on project performance and other aspects.Systematic research on real estate development enterprise project management executive force is still a fresh perspective. It is rare for systematic research on domestic recruitment of executive force personnel from the real estate development enterprise project management that is established, and judging project construction management executive force, and project management executive force having an influence on project performance. This research theory value lies in providing theory support for drawing up the policy from the angle of view of the real estate development enterprise project management executive force improving project performance, and providing theoretical basis for real estate development enterprises perfecting project human resources management modules, and being conducive to rich project human resources management theory of the real estate development enterprise. The practical significance lies in building the practical executive force structural system of the real estate development enterprise project management and mining its results that has influence on project performance. It plays a guiding role for real estate development enterprise project management promotion on the ability of various dimensions of executive force, and improves the market competitiveness of enterprises and economic benefits.This research content is according to my practice of work in real estate development enterprise engaging in project management, the core content is that a model contains the latent variables of5dimensions of the real estate development enterprise project management executive force and project task performance and contextual performance. Total collection effective questionnaire270copies are used statistical analysis software such as SPSS11.5and LISREL8.70by market investigation of9domestic real estate development enterprise project management of distribution in domestic city, the data analysis shows that the homogeneity and retest reliability of the questionnaire reach good results, each indicator of structure model fitting observational data meet the requirements.In summary, research results are as follows:(1) Developing the formal questionnaire of the real estate development enterprise project management executive force and the real estate development enterprise project performance. These two scales are benefit to build a practical executive force structural system of real estate development enterprise project management, and lay the foundation between the relationships of the executive force structural system and project performance.(2) Revealing real estate development enterprise project management executive force has five-dimension structure, namely comprehending capacity, planning capacity, commanding capacity, supervisory capacity and innovation capacity.(3) Research shows that the real estate development enterprise lays down a regulation that it does not below market balanced price and below evaluation price of project management personnel himself, and improving pay by second round, person that has abandoned originally was selected can select project management of better strong executive force. In addition, research shows that executive force of project management personnel is more high, the punishment level selected of project management personnel is also more high. Project manager can judge executive force of project management personnel by observing a high level of punishment, and determine the high value of project management personnel.(4) Research reveals that it exists differences in the five-dimension of real estate development enterprise project management executive force having effect on project performance. Planning capacity has greatest impact on project task performance, and commanding capability and supervisory capability have no significant impact on project task performance. In addition, planning capacity, commanding and supervisory capacity have positive impact on project contextual performance, and commanding capacity has greatest impact on project contextual performance, and comprehending capacity and innovation capacity have no significant impact on project contextual performance.(5) Research shows that it is based on project contextual performance as intermediary role that commanding capacity of project management of real estate development enterprise having impact on project task performance. Supervisory capacity has no direct significant impact on project task performance, which has significant positive impact on project task performance through project contextual performance. Project contextual performance of real estate development enterprise has significant positive impact on project task performance.Based on the results of the above study, it gives policy recommendations that enhancing project management executive force based on the full executive force management ideas, as well as improving overall project performance based on executive force.
