In the recent years,the real estate industry has played an important role on the promotion of the economic rapid growth,which not only improves the housing conditions of urban residents but also increases employment with the expansion of the urbanization process in China.However,when the real estate creates wealth,it also brings some problems,such as high housing prices,environmental damage,project quality,work safety and integrity issues,that hinders the sustainable and stable development of the real estate industry and disrupts the country healthy and orderly market economic.Therefore,the community has called for real estate companies effectively assume social responsibility(SR)in order to assist the government to solve the problems above,at the same time,it is extremely significant for our society and people if the real estate enterprises assume SR.However,Chinese real estate enterprises developing corporate social responsibility(CSR)practices is not ideal due to the impact of economic,technological,cultural and other aspects of the special circumstances.Based on expound above,the key issues of not willing to carry out CSR should be in-depth studied in order to provide decision support and methods for real estate businesses and consumers.Therefore,this thesis draws on previous research results,based on systematic analysis of real estate enterprises to carry out the status quo of CSR practice,based on stakeholder theory and sustainable development theory,combined with the presence of the majority of the domestic real estate enterprises are unwilling to actively carry out corporate social responsibility practices for critical issues identified empirical analysis.In this study,the status quo in most real estate companies do not want to actively carry out CSR practices,through empirical research statistics,the depth of analysis of the different size,geographical,CSR practice status quo ownership of real estate enterprises;raised prompted by gray numbers DEMATEL method Real estate enterprises to actively carry out an effective way to implement CSR practices.Based on stakeholder theory,constructed a conceptual model of sustainable design-driven real estate business,through empirical research analyzes the driving mechanism of statistical factors affecting the real estate business sustainable design.Firstly,based on present situation that the majority of real estate companies are not willing to carry out CSR practices actively,CSR practices can be grouped to basic,environment-related and extended through factor analysis.Descriptive statistical analysis reveals that the basic CSR practices are implemented at the lowest level,followed by environmental-related ones while basic CSR practices are implemented at the relatively high level.The different size of the real estate business is grouped through multivariate analysis of variance analysis and Scheffe-test.CSR practices are in-depth analyzed by unilateral variance and T-test for different size,geographical,social status quo ownership.Secondly,according to the low implementation level of basic CSR practices,this study explores barriers.The DEMATEL method is introduced to construct influence matrix of barriers for basic CSR practices.Then,the interval Grey number is used to resolve uncertainties in the data evaluation information.According to experts'interviews and questionnaires survey of enterprises,relationships among barriers are examined.Last,the effective ways of carrying on corporate social responsibility practices is promoted based on the results of the grey-DEMATEL method.Finally,considering the second lowest implementation for environmental-related CSR practices,this study examines how real estate companies implement sustainable design to improve environmental performance.A conceptual model of sustainable design-driven is constructed based on the environmental externality and stakeholder theories.,Factor analysis and regression analysis are used to explore the driving mechanism of sustainable design among the real estate companies.
