With the continuous improvement of China's urbanization level in recent years,the pressure of outward expansion of urban space continues to increase;But under the rigid requirement “The baseline of 1.8 billion mu farmland” set by the government,the growth mode of urban space will must gradually change from "extensional expansion" to "connotative growth".Under this background,the method that renewal of old city will become an important measure for the transformation of urban space growth mode in China in the future.Accordingly,the renewal of old residential areas is bound to become an important issue in the process of transformation.For the problems existed in the theory and practice of the old residential renewal,this paper intends to introduce the basic theories and methods of evaluation into the research on the renewal of old residential areas,and established a hierarchical comprehensive evaluation framework for the renewal of old residential areas.From the perspective of user's demand and value orientation,constructing the index system and methods which are related to before and after the renewal of old residential areas,and based on this,the planning path of the renewal of the old residential area is proposed.Firstly,this paper presents the development process of the renewal of old residential areas in China,on this basis,the main characteristics,existing problems and causes of the renewal of old residential areas in China are analyzed.Secondly,the concept and connotation of the comprehensive evaluation of the renewal of old residential areas are expounded in this paper,and a comprehensive evaluation framework for the renewal of old residential areas which based on the evaluation theory is constructed.Thirdly,this paper focuses on the investigation and evaluation of the status of the renewal of old residential areas,and also the index system and method after the using of update,and three old residential areas in Qinhuai district of Nanjing and Xiyuan new village of Hefei city were taken as examples for empirical study.Finally,on the basis of "evaluation",the planning path of the renewal of old residential areas is proposed from the overall level,material space level and social space level.Main innovations of this paper are summarized as follows:(1)The basic theories and methods of evaluation are introduced into the research of evaluation of the renewal of old residential areas,and a hierarchical comprehensive evaluation framework for the renewal of old residential areas is constructed.(2)For the problems which exist in the evaluation that before and after the old residential district,this paper using the hierarchical analysis,model analysis,fuzzy evaluation and other quantitative methods to establish the evaluation system,so as to provides necessary judgment basis for problem diagnosis,timing selection and strategy formulation before and after the renewal of old residential areas.(3)Based on "evaluation",this paper proposes planning paths for the renewal of old residential areas.
