Research On Technology Of Industrialized Housing Maintainable And Renewable

Since the development of industrialization in construction,the focus of development has shifted and expanded,from basic research in prefabrication,design standardization and component construction to the field of information management?longevity performance and industrialization of building.Therefore,the maintenance and renewal of industrial house buildings has become more and more significant for the development of Housing Industrialization.It should not only become an important part of industrial buildings,but also become a higher level pursuit of the Green Development of Construction Industry.The article briefly introduced the general situation of the development in the field of housing maintenance and renewal at home and abroad,and makes a systematic study on some excellent renewal cases of early industrialized residential buildings in the west.This paper makes a case study on the "organic renewal" theory of residential area renewal and reconstruction in China,and puts forward some ideational Suggestions to adapt to the development of China's national conditions for the residential buildings in China at the present stage,including the renewal and reconstruction of plate type residential buildings constructed by industrialization in the early stage.Based on the intense research of "Design and Assessment Standard for Long-Life Sustainable Hosing",the article first proposed the proposition that industrialized housing products maintainable and renewable,and demonstrated the necessity and feasibility of industrialized housing maintenance and renewal from the objective demand from urbanization,industrialization of residential construction to maintenance and renewal industry advantage,technology advantage and production advantage.Through argumentation and research,this article puts forward the concept of industrial chain framework of industrial housing design,manufacturing,assembly,maintenance and renewal of the whole life cycle and performance guarantee.This is exactly the forward-looking thinking of this article in the construction of China's industrialized housing and the concept of green development,which will certainly have a positive impact on the further development of China's industrialized housing.The article also carries out the feasibility demonstration of industrial buildings maintenance and renewal from the objective requirements of promoting urbanization,the aspects of industrial advantages,technological advantages and production advantages in which industrial building can be maintained and renewal.With the process of promoting the housing industrialization in China,if the construction of industrial housing in China can be synchronized with industrialization in terms of maintenance and renewal,and be the new sustainable investment model.This is the potential advantages to adapt to the industrial development of the housing maintenance and renewal.Based on the research of the performance and design for excellent SI housing cases,the maintainable-renewable design of industrial housing in China at the present stage are put forward through analysis and induction.According to three practical cases in the author's studio,this paper studies their components in the Connection Construction technology and Integrated Assembly technology.These projects adopt its own technology,including hierarchical table system,collaborative design,collaborative construction technology,collaborative design of component method and the new equipment system of construction methods,to conduct integrated management of all components,so as to establish a large component unit of functional component group and to implement the reversible component connection and integrated assembly.The technology of the reversible component connection construction and the key technology system aiming at the easy maintenance and renewal of the existing building components were established,which exploited market for the industrialized operation of the maintenance and renewal of industrial residential products in the future.The research applies BIM technology to the maintenance and renewal of industrialized houses.Collaborative design,computer coding technology and tracking and feedback technology of Component Information are unified in the framework of BIM information model.Finally,the information technology application system which could be used in industrialized house maintenance and maintenance and renewal is established.At present,the supervision and management platform based on the technology application system has been initially put into use,and has been widely concerned and praised.It is hoped that the research can play an important role in technology guidance and support for Housing maintainable and Renewable in China.
