The influence of smart technology adoption on the decline in the use of real estate agents

Abstract/Summary:
A steady decline in the use of residential real estate agents by homebuyers and sellers in favor of self-directed home buying and selling activities is affecting the relevance of services provided by residential real estate brokers and agents. The growth of informational real estate databases utilizing the Internet is outpacing technology adoption by real estate brokers and their agents. Access to real estate information in the public domain challenges the value proposition of the service provided by real estate agents that lack technological proficiency. Third-party organizations have entered the industry space with disruptive social media tools that include online home value calculators and loan qualification systems that surpass the technology services provided by real estate agents. As technology continues to evolve, one-dimensional technology such as the internet, virtual tours, photos, and some smart technologies have become baseline and others irrelevant. The objective of this research was to determine if there existed a statistically significant difference between smart technology adoption and the real estate agents age, gender, sales volume, and level of education. The Innovation Diffusion Theory (IDT) was applied to measure and explain attributes of smart technology adoption among real estate agents. The specific research questions in this study did not find a statistically significant difference between smart technology adoption and the real estate agents age, gender, sales volume, and level of education. The findings add to the current scholarly literature by examining smart technology adoption not examined in previous real estate technology research studies, and provide points to consider for future research.
