Research On Planning Strategies To The Urban Regeneration Of Shenzhen' S Old Industrial Areas

Responding to the labor division reforms in the context of economic globalization, upgrading of traditional industries and developing new industrial spaces are accelerated in Shenzhen city. However, the shortage of land resources and decline of environment qualities have brought increasing pressures to the city. Not only is the regeneration of old industrial areas a necessary path for updating industries, but also it is a significant method for tapping the potential of urban spaces and enhance the environment qualities. In recent years, related incentive policies have been explored by the city government. Regeneration of old industrial areas is becoming another key issue of urban regeneration, following the issue of urban village redevelopment. The regeneration planning of old industrial areas has become an important academic topic as well.The composition of plans for old industrial areas is being constantly updated and explored .The technical planning method has been gradually established, of which the industrial research is a guide and the detailed plan is a site plan. However, there are still several problems, especially the maladjustment with market operating contexts and increasing demand of urban development. Thus, it is necessary to have a further study on planning strategy based on the current planning practices.Compared to other regeneration types, such as urban villages, the regeneration of old industrial areas has more regeneration potential and multi-mode characters. In addition, the functions after regeneration are increasingly integrated , the regeneration guidance is wholly strengthened and the regeneration activities are mainly operated by market. That tends to be more similar to the cases in the developed countries, such as Germany, Britain and United States. In order to adapt to the characters and tendency emerged in the regeneration process of old industrial areas and borrow the related cases from foreign countries, the planning methods should be transformed to the specific countermeasures including identify, target construction, process guidance and control, from simple site-plan methods. Studies of some typical industrial areas such as Shang Bu and Yan Shan,Shekou, indicate that the planning methods emphasizing integrated goal setting and the process control are more adaptable to the current urban regeneration in Shenzhen. But there should be further exploration and thinking on related research.In many cities of the country, with the completion of reform and opening phase of rapid urbanization, urban renewal is becoming an important way of urban space development, functional and industrial upgrading. The old industrial site updating is gradually being widely valued for its large updating potential, I also hope that the old industrial site updating research projects in Shenzhen can provide a practice and a useful reference for other cities'planning practice, renovation of old industrial sites because of the typicality of the development of Shenzhen.In China, corresponding to the rapid urbanization after reform and opening up, urban regeneration has been the significant method in terms of urban development, function consummated and industries updated. In particular, regeneration of old industrial areas is gradually paid more attention to. I also hope this study could provide useful reference and guidance for other cities .
