The Planning Design & Study In Exploitation Initiation Phase Of Kunming "Lakeside Dreams" Commodity Residence Project

"Lakeside Dreams" is one of the biggest commodity residence project in Kunming with total 900,000 square meters on 1,100 mu lands (73.3 hectare). In last 4 years since the project approved, stage one with 240,000 construction square meters was completed and sold well. Now the design for stage two is proceeding.The developer of "Lakeside Dreams" is Kunming Construction Company (KCC), while Yunnan Yicheng Architectural Design Co.Ltd is mainly carrying on the planning design commissions. Furthermore, PTW Architects (Australia), ARUP (Australia), Kunming Feeling Marketing Research Co.Ltd and Yunnan Wisdom Construction Consultant & Supervision Co.Ltd also play very important roles in this project.This article viewing from one of principals in this project, tracking the developing course of project's exploitation initiation analyses how to join the planning design work into exploitation initiation system and presents some specific means and results.In this article:Foreword: generalizes the content, purpose and value of this study; integrating the research theory in commodity houses exploitation project and requirements included in planning design work, clarifies the study range.Chapter one: generally introduces the backgrounds of this project, the planning design work content, and the feedback in sale market.Chapter two: analyses the investment decision-making and market researching situations; fetches out the interrelated study in the whole process in which the planning design concept come into being; details the concept planning commissions that PTW Architects and ARUP took.Chapter three: describing the investment plan analysis and the expansion of project particular planning design details the planning indexes, residential houses design, economic study of specific technique etc. and other theories and methods; summarizes the final accomplishment.The end: analyzing the difficulties in the cooperation between design company and real estate company, establishes such planning design guideline in commodity residence project: "To orient to the need of market, to serve the developer, to provide the 'final client' (the buyer) with the best design products". As long as the exertion which combines much knowledge is mined, we will turn passivity into initiative in the practical market and provide innovative consulting service for commodity residence project. The planning design of "Lakeside Dreams" featuring such innovation assists the developer in succeeding in this project.This study has its own localization and lacks pertinent summarization theoretically. To achieve such a goal, it is necessary that more joint concentration and deep research must be done by more people of insight.
