Research Into The Model Of The Residential Community With Tall Buildings In Shen Zhen

This paper shows the preliminary result on the follow-up survey of the environment of the city space and the social culture,which is formed by the population structure,land-developing policy, city-plan, real estate markets etc. in the residential communities with tall buildings in Shen Zhen or in the places related with Shen Zhen. Large population in our country's big cities and lack of land resources result in the inevitable trend of building tall dwelling houses. The construction of dwelling houses is also the largest building type in the civil engineering. Residential building of tall structure can save us land and resources, but at the same time bring about a lot of social and psychological problems, too . Starting with the analysis of Shen Zhen's land-developing policy city-plan, real estate markets and physical geography, climate, population structure, social and cultural environment, on one hand and starting with the study of the city-space environment which is formed by the factors mentioned above, and residential forms, use and management of dwelling houses, on the other hand, the author takes the residential communities with tall building which have already been built in Shen Zhen, as analysis case, for example the 4 phases' construction projects of Shen Zhen sinolink Residential Community, named "City of Water and Hill", and analyzes the model of Shen Zhen's community with tall dwelling buildings, the causes and background of its formation, and its problems, so as to find out its basic developing laws and put forward suggestions about the developing construction, plan, design and the management of consumption in future.Firstly this papes analyzes the population structure in Shen Zhen, the cousumption levels which Shen Zhen's residents have, and the consumption capability of each level, and investigates the policy concerning the land reform and the developing of real estate in Shen Zhen, and then researches into all the models of Shen Zhen's residential communities, classifies them and finds out the value of them existing and their influence on the city's development.Secondly, as to the environment of the community, many problems are discoussed in this paper, such as the residence forms of the community with tall residential buildings; planning structure; surroundings of the community and the administration of ecological affairs; consumers' desire to make their dwelling behaviour more sociable and more personalized; and the sense of safety, the sense of domain and the sense of a home to return to, which are psychologically are required to be considered in designing, the public space and the social intercourse of the community.Thirdly, by means of a general survey of the investment in real estate, and the constructing laws, we can grasp the procedure of the commercial residential construction project's plot, plan, design, construction and selling, using and managing of the finished products. It is pointed out that an architect should widen his designing field, participate in the market investigation, market forecast, the economic analysis of the market, and the value assessment, ect. Besides all the work mentioned above, an architect should also pay close attention to such links as circulation, consumption (managed by the community) and public participation etc. Synthesizing the relevent factors, the value of the commercial, residential buildings should be embodied by the scientific, rational designing thought and method, and converted into the desired benefits.
