Our country is experiencing a phase of fast industrialization andurbanization. During the process, urban regeneration of a city, especially thatof its old industrial districts, is necessary in order to meet the increasing needof a city for construction lands. With the adjustment of industrial structureand the implement of the policy on the third industry replacing the secondindustry, many factories have been relocated to the countryside. Regenerationof these abandoned urban industrial sites is changing the space and functionstructure of our cities. Varied regional economies also present differentchallenges to different cities. While big cities such as Beijing and Shanghaiare dealing with globalization and exploding information, traditionalindustrial cities are troubled by their simple industrial structure. Whichever isthe case, old urban industrial districts are facing transformation, eitheractively or passively. In the past, the western industrialized countries haveaccumulated enough knowledge and practices on reusing of the traditionalindustrial districts, which could serve as valuable lessons for us.While there are many case studies on the regeneration of the oldindustrial districts, few of them concentrate on the subject systematically. Inthis thesis, by examining the concepts, classifications and historicdevelopment of Chinese and foreign urban industrial districts, I first point outthe importance of their regeneration, then I review economic, social, cultural,and ecological approaches to the regeneration. Based on the case studies, Ipresent the idea of synthetic urban development, such as retaining theindustrial use, rezoning as residential district, and transforming to publicfacilities and green space in a mix-use pattern. I also discuss other importantfactors such as establishment of policy, partnership, public participation,efficiency and justice, fund raising, etc. At the last section of the paper, usingBeijing as the model, I discuss our country's policies for the regeneration ofthe old industrial districts.
