There are a few historical districts survived after modern urban construction, except for a few commercial and cultural historical districts , the remaining are the the majority of resident. However, these resident historical districts are facing with two difficulties. on the one hand, the high cost and a lack of fund for conservating and regenerating lead to the slow pace of reform.On the other hand, the conservation and regeneration still pay more attention to the configuration not the inhabitants,as a result, we can not find the living authenticity of the resident historical districts.Facing these problems, this paper made many researchs on the historic streets of Hangzhou and Zhongshan South Road - 15-Kui Lane field basing on some related theories and practice. Besides,this paper also summed up the characteristics and value for the resident historical districts using the research technique of Comparision,Deduction,Induction. On this basis,this paper made a perspective shift from a purely historic preservation to the demography, sociology, economics and other fields. Further more,this paper proposed a view which is combined the conservation and regeneration of the resident historical districts and the main activities of groups - the elderly .Nowadays, China is facing a problem, the rapid aging of population but the low economic level. For this condition, the state put forward the concept of homebased care for the aged recent years. As an opportunity,this paper brought up another view: combined the homebased care for the aged and the reconstruct of dilapidated building based on the situation of Hangzhou.and this paper also made some proposals.
