The Study On Applicable Aging Renovation In Existing Guangzhou Commercial Districts

Aging problem is becoming more and more apparent in our country. The traditional residential culture and the construction of social institutions for the elderly are not perfect. Home-based providing for the aged will continue to be the dominated pension mode in China. The existing commercial residential districts will be the main carrier of providing for the aged. However, there are so many problems in the existing commercial districts in Guangzhou. Finding out the problems and solutions are valuable for the research.There are totally 31 samples from 11 districts in Guangzhou, and the methods of the study include literature induction, investigation and so on. I build an indicator system on the basis of ―global age-friendly a guide‖ and ―the thirteenth five years plan for aging construction‖ and applied to the sample analysis.Then the statistic data shows that the problems of the hardware environment are lack of barrier-free facilities, less measure for diversion of human and vehicle, lack of fitness facilities. The problem of the software environment is lack of complete home-based service system for the elderly.Solutions was provided for strengthen the function of providing for the aged in hardware environment. Firstly, promote the barrier-free reconstruction in public area. Secondly, take the measures of diversion of human and vehicle. Thirdly, strengthen the fitness facilities construction. In order to strengthen the function of providing for the aged in software environment, a complete home-based service system for the elderly should be built. It includes organization system, planning system, operation system and monitoring system. The funds problem of hardware environment reconstruction can be solved by using property maintenance fund. Establishing game model between the private capital and government for showing the different invest rates of the situation of private capital domination and government domination.Finally, the paper makes an analysis on Wushan garden in Guangzhou Tianhe district. Using indicator system, investigation and questionnaire for analyzing the benefit brought by the implementation of the measures. It is concluded that the model of providing for the aged in Guangzhou existing commercial districts change from family to home-based providing for the aged and then change to socialization providing for the aged.
