Since the reforms and opening up, Chinese national economy has been developing rapidly and continuously. Meanwhile the quality of life has also been improved, which makes the definitions of architectural function diversified. Besides the basic function of shelter, functions of architecture have additional highlights in lay-out and construction. For example, the quality of Landscape Design in residential blocks can influence evaluations of buyers on the building dish; the application of high technologies to architecture can improve living quality dramatically; low-carbon building proposed in modern construction theory is the return to the nature for protecting our environment when living standards are improved. It is necessary and has a strong character of our times to bring forward Architecture Planning.In this paper, the planning and positioning of a real estate project in reality is expounded, and the development of Architecture Planning in China, leading and existing theories of Architecture Planning are studied. On the basis of comprehensive analysis of domestic and foreign architecture planning models, the planning of an actual project is conducted orderly combined with the theory of Architecture Planning. The information used in the paper is collected from aspects of region, economy and policy according to the actual project's features. By analyzing their superior and inferior aspects, the advantages of the points can be concluded and then be further dissected. In this way, we can maximize their favorable factors and minimize unfavorable ones. Then a reasonable supporting real estate form of the project comes out, which strengthens the competitiveness of the architecture project.In the paper, the actual project W is used as the example of architecture design, planning and study. In the preliminary stage of the project, market search method is applied. In the middle stage and afterwards, quantification research method and logic analysis method using Boston Matrix are used, summarizing the final project positioning and property form:the integration of classy residence, high-end office, place of leisure and commerce, which is intended to be a landmark of Nanchang city. Meanwhile, it is also a new city complex with high-end level, technology application and environmental protection in one.The content of the paper is made up of three parts or six chapters. The first part (Chapter 1): in this part, the background and content of domestic and foreign architecture planning study is expounded, as well as the study meaning and framework of the paper. The second part (Chapter 2 and 3):this part is the basic theory of the paper, which introduces and analyzes leading theories and existing ones of domestic and foreign architecture planning models, explains the relationship between architecture planning and real estate development theory, and then generalize the implementation of the architecture planning theory in the development of real estate. The third part (Chapter 4,5 and 6):the content is about the practice, the center part of the whole paper. The practicable means of architecture planning is described in detail through reference to the framework of the theory expounded in the first two parts, the data collection work in the preliminary stage of actual project design and the market positioning of the project.
