The Research Of Design Methods Of The Medium-small Unit Residence Based On Analyzing The Residential Housing Demand

According to the "Key Technology Study of Green Building Overall Life Cycle Design" by the National "Eleventh Five-Year" Science and Technology Support Program (2006BAJ01B01), this paper is the study result of the fourth sub-topic namely the "Overall Life Cycle Design Technology, System and Product Research on the Medium-small unit high-integrated residence", aiming to further improve the design method for Medium-small unit residence and provide more scientific basis for the design research on the Medium-small unit residence.The housing construction is an important part of socialist construction in our country. Residence is the basic means of subsistence on people livelihood and the key for people to enjoy a good and prosperous life; the residence is the cell unit of urban construction and an important factor to compose the urban mechanism as well. At present, China has achieved great success in housing construction, particularly since the implementation of "90/70" policy in 2006 by government; a large amount of Medium-small unit residences has been widely promoted in the market and helped most of the low-and-middle income families with their housing problems. However, a large number of designs for the unit functional space are unreasonable owing to simple pursuit to larger development and construction in shorter period, insufficient detailed studies on housing demand and careful research on the unit space. Therefore, the design research on the Medium-small unit residence in the basis of users'demand analysis is important. This paper helps to explore the demand and design methods of the Medium-small unit residence by three aspects of the actual state research, theoretical analysis and case study so as to provide some useful references for the future related studies as expected.The first part (Chapter 1) helps to describe the research background, necessity and research advantages, define the object and content studied in this paper, summarize the relevant research and theory, propose the research method of this paper and the key issues to be resolved, as well as put forward research framework of this paper.In the second part (Chapter 2), the author analyzes residential housing demand for the Medium-small unit residence, where firstly the relevant theory of housing demand were analyzed and summarized, secondly, the elements affecting the housing demand such as the family composition, living behavior and social customs, etc, are discussed, and the basic conditions achieved by the research on the actual state of 100 Medium-small units, research results as well as the user's housing need are outlined.In the third part (Chapter 3 and Chapter 4) helps to research the design methods of the Medium-small unit residence in the basis of housing need analysis and study, including two levels of overall design and internal unit space design. The chapter 3 of this paper helps to research the overall design of the Medium-small unit residence in the basis of housing need analysis and study, where firstly the author summarizes the basic design principle of the Medium-small unit residence, analyzes the usual building type in the Medium-small unit residence and studies its public transport space, secondly, the author focuses on the study of the function allocation, space combination relation, face and depth of the Medium-small unit residence and proposes the area ratio and the appropriate space scale in the unit of the Medium-small unit residence. In the basis of housing need analysis, the chapter 4 of this paper helps the author to study the space of hall room, living room, dining room, bedroom, study, kitchen and bathroom as well as the ancillary space in the Medium-small unit residence carefully and respectively, analyze the basic living need for respective space, study the furniture arrangement of the respective space, propose the space dimension of the respective space by combining with the actual state of the space in the researched unit and users'evaluation, and verify the research results by the 100 excellent case of the Medium-small unit residence, in order that our research results can step forward to the users'demand.The fourth part (Chapter 5) helps to summarize this paper and put forward which aspects of the Medium-small unit residence are supposed to be studied in further.
