Research On Space Efficiency Evaluation And The Promotion Strategies Of The Compactness In Small And Medium-sized Dwelling Unit In Tianjin

The contradiction between population density and resources in China deteimines the necessity of developing a compact living pattern,while the intensive and efficient utilization of space is a fundamental property of the compact living pattern.,small and medium-sized dwelling unit has become the most popular product in the estate market.However,with the rapid development of the digital and network,science,technology,economy,transportation and housing industry are experiencing major changes.As the intersection of all industrial foundation and social and cultural life,“housing” is influencing by the city residents’ lifestyle and the concept of an increasingly diverse and convenient,its forms,product needs are constantly being redefined.How to live comfortable,efficient and flexible space in limited living space has become an urgent problem to be studied.Therefore,this paper puts forward the design concept of “improving the space efficiency of small and medium-sized dwelling unit",promote the high-efficiency mode of living,;on the one hand,it emphasizes the compactness of the dwelling floor space,on the other hand,it emphasizes taking into account the convenience and adaptability of the design in the case of a limited area.This paper explores the development mode of compact residence actively from the perspective of the combination of efficiency and quality as well as the combination of intensive,comfortable.Firstly,this paper discussed the connotation of ”the space efficiency of small and medium-sized dwelling unit” on the basis of sorting out the concept of “efficiency” space quantization compact housing” etc.It should contain three levels: the space physical properties of compactness and efficiency,the space interaction and the building efficient economic resources.Secondly,,summarized the existing problems in present situation of small and medium-sized residential indoor after doing the investigation of the existing residential using conditions;based on the survey results,build the construction of both small and medium-sized interior space efficiency evaluation model from the aspects of “habitability “efficiency”” adaptability “and the ”economy “considering the residential evaluation system and spatial quantization value of domestic and foreign relevant theoretical analysis thoughts,verify the effectiveness of the evaluation model by testing the typical units in the 1980 s,1990s and 2000 s.Finally,introducing the concept of small and medium-sized residential interior space compactness,come up with the four levels of corresponding to the evaluation factors of compactness upgrade strategy,using the 1990 s typical units to verify the above principles and strategies.
