The Farmland Grading And Appraise-price Of Shunde City

Farmland is the land as the use for agriculture,and it has special meanimg to study on its grading and appraisal. According to the general theory and principals,this paper synthetically summarizes the farmland grading and appraisal of Shunde city and obtains a series of effective methods and technical routes. On studying the grade,we use both quantitative and qualitative methods,pay attention to reflecting the factor's inherent distribution rule pattern and characteristic as well as the data's micety. When selecting the factors of grading, nature and area and economic are all be considered, which can roundly reflect the inherent value rule of the farmland. We use the popular method to determine the factor's proportion of the factor is constant with the objective rule of grade. Geometry梘rid method is used to divide the grade梪nit and the size of unit is achieved by calculating the unit's maximal error. On calculating the mumerical value of these factors, we confirm its mark according to the grading principles above all, then select the attennation model to calculate its influence grade. In this paper, after comparing different methods, we choose income梤eduction method to calculate the farmland's price and stress study how to confirm reduction interest rate. Lastly, by calculating and colligating these spots ,we obtain the farmland's ultima price and its distribution rule.
